Thank you for the opportunity to comment on DP17-0204, The Bridges - Block 14 (Discount Tire); 1st Submittal, a tentative plat application for a proposed subdivision. This proposed subdivision is located north of Duvall Vista and is west of the intersection of South Campbell Avenue and East Cochise Vista. This project submittal does not propose any development.

The Tucson Airport Authority conditionally approves the subject request contingent upon the following condition of approval, as noted below. This condition should be identified in the general notes of the approved development plan. The Tucson Airport Authority recognizes that the Avigation Easement has been previously recorded for Lot 1, identified as Discount Tire, through submittal DP17-0056, and is thus not requiring that it be recorded for Lot 1. The Avigation Easement only needs to be recorded for Lot 2; the Avigation Easement has already been recorded for Lot 1.

Conditions of approval:

"That prior to the City's approval of the subdivision, the property owner shall record the Avigation Easement, for Lot 2 only, which discloses the existence, and operational characteristics of the Tucson International Airport to future owners or tenants of the property and further conveys the right to the public to lawfully use the airspace above the property. The content of such documents shall be according to the form and instructions provided."

The current property owner or person authorized to sign on behalf of the current property owner shall complete, sign, and record the Avigation Easement. Please record the Avigation Easement with the Pima County Recorder's Office. Once the Avigation Easement is recorded please send a copy of the recorded easement to Tucson Airport Authority by either email (send to srobidoux@flytucson.com) or to the mailing address provided below.

Tucson Electric Power Company has reviewed and approved the development plan. There are no apparent conflicts. TEP currently does not have existing facilities on the property. Should this project require relocation of any TEP facilities, it will be billable to the customer.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, electrical load, paving off-site improvements and irrigation plans, if available include a CD with the AutoCAD version of the plans.
