Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 13, 2018. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: Remove all revision clouds from the DP site plan sheet. 2. Follow Up to Comment to Previous Comment 2: The full email address of the registrant who has sealed this DP must be listed, not just the GLHN.com. 2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines. PREVIOUS COMMENT 2: Provide the information for the registrant and the owner/developer as noted by the standard above. 3. Follow Up to Comment to Previous Comment 7: The Use Specific Standard was not listed as requested per the previous comment. List the use specific standard 4.9.13.P under the General Notes text block. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. PREVIOUS COMMENT 7: List the use note as "Funeral Service - Mortuary/Crematory" Subject to UDC Use Specific Standard 4.9.13.P. 4. Follow Up to Comment to Previous Comment 14: Label Tucson Boulevard as a "Public Street". 2-06.4.9.H.4 - Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned. PREVIOUS COMMENT 14: Label Tucson Boulevard as "Public". According to the most current COT paving plan available (I-74-10) for Tucson Boulevard in this area, the right of way appears to be 45 feet on the west side. The DP plan is indicating a 30-foot right of way. Revise the plan per the paving plan and contact COT Transportation-Engineering to verify the current right of way. If in fact the right of way is 45 feet on the west side, two of the parking spaces shown on the plan are within the public right of way and will have to be removed. This will affect the vehicle parking calculation, revise as required. 5. Follow Up to Comment to Previous Comment 16: It is acknowledged that the southern parking area has been re-striped to accommodate a better onsite traffic flow and the angle parking has been revised to comply with the UDC standards. The access aisle for the accessible parking space with the 45 degree angle must be placed on the passenger side of the accessible parking space, per Section 502.4.1of the ICC A117.1-2009 Standard. Label the slopes for the accessible parking spaces and access aisles on the plan or include the info in the keynotes. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. PREVIOUS COMMENT 16: The Accessible parking spaces along the front of the building must be provided with accessible aisles that are clearly marked and meet the slope requirements. Demonstrate on the plan how access in and out of the northern accessible parking spaces is accomplished. 6. Follow Up to Comment to Previous Comment 17: The fully dimensioned detail drawing for the short term bicycle facility was not included on the plan. The location of the short term facility is not fully dimensioned. Add the info as required, and review UDC Section 7.4.9 for design criteria including types of acceptable short term facilities. 2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided. PREVIOUS COMMENT 17: Provide the information for the short and long term bicycle parking facilities on the DP as noted by the standard above. 7. Follow Up to Comment to Previous Comment 19: The setback table under the property data needs to be revised as follows; the building setback to the west (O-3 Zone) is based Nonres use to Nonres use, the street building setback (east) is based on the greater of 21 feet or height from the existing and future back of curb. Label the existing and future back of curb locations and add the street building setback accordingly. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. PREVIOUS COMMENT 19: Label and dimension the building setbacks from all interior perimeter property lines and from the existing and future back of curb location from Tucson Boulevard. 8. Correct the typo by substituting the word "Striping" for the word 'Stripping' in the keynotes section, detail A1, site plan and wherever else the word occurs.
