Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 17, 2018. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 1. Follow Up To Previous Comment 6: The TSMR information will need to be added to the cover sheet. The information shall include the TSMR case number next to the title block and also as a general note with the case number, date of approval, and modifications requested. 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. PREVIOUS COMMENT 6: Provide the development package case number, DP17-0166, adjacent to the title block on each sheet. Move the Administrative address next to the title block. 2. Follow Up To Previous Comment 13: Per our phone conversation we discussed the lot coverage maximum allowed and unfortunately we can't round up or exceed the amount allowed. However you may be able to make up the 61+ SF needed to get the coverage under 70% by reducing the width of the "one-way exit only" access lane along the southwest side of the site. The minimum width for a one-way access lane is 10 feet (as long as it is not a fire lane access), but you can reduce the width to 11'-8" and that will reduce the vehicular use area by approximately 77 SF. This should reduce the proposed lot coverage to less than 70%. 2-06.4.7.A.8.b - Percentage and area in square feet of building and accessory building coverage; PREVIOUS COMMENT 13: Verify the lot coverage with the correct lot area. The maximum lot coverage allowed is 70% or 20,727 SF. 3. Follow Up To Previous Comment 13: Correct the unit numbers on the reference floor plan sheets as discussed per our phone conversation. 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). PREVIOUS COMMENT 19: Draw and label the interior footprints of the existing and proposed apartments. Include with the next submittal copies of the floor-plans for the new apartments.
