Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 25, 2018. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section 1. Follow Up to Previous Comment 4: The second part of comment 4 was not addressed. On the cover sheet, label the "Project Address" as Administrative Address, and list the Administrative Address next the title block of all plan sheets. 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. PREVIOUS COMMENT 4: Provide the development package case number, DP17-0137, adjacent to the title block on each sheet. On the cover sheet, label the "Project Address" as Administrative Address, and list the Administrative Address next the title block of all plan sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. Follow Up to Previous Comment 5: Revise general note 30 to state the number of units allowed is 100. 36 x 2.8 ac = 110.8 RAC, density cannot be rounded up. 2-06.4.7.A.5 - On residential projects, list the total number of units/lots proposed. PREVIOUS COMMENT 5: List as a general note the number of units proposed and allowed; include a density calculation in the general note. 2-06.4.7.A.8 - For development package documents provide: 3. Follow Up to Previous Comment 5: The comment was not addressed as requested. The coverage allowed in the zone shall be listed and the lot coverage includes all building and vehicular use areas. It does not appear that the vehicular use area was included in the lot coverage calculation. 2-06.4.7.A.8.b - Percentage and area in square feet of building and accessory building coverage; PREVIOUS COMMENT 9: List as a general note the allowed and actual lot coverage calculation. Maximum allowed is 70%. 4. Follow Up to Previous Comment 13: The curb to property line dimensions were not labeled for Brown or Broadway, label as required. Also, label the width of the existing and future sidewalk along Broadway. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. PREVIOUS COMMENT 13: Label the recordation information for Broadway and Brown right of way, whether by plat or roadway recordation or both. Label the dimension from the existing and future curb to property line along Broadway Boulevard and Brown Avenue. Label the width of the existing sidewalks and the future sidewalk along Broadway. 5. Follow Up to Previous Comment 15: After consultation with staff, the proposed parking structures along the Brown Avenue street perimeter will not be allowed without approval through a Board Of Adjustment variance. Detached accessory structures proposed in the street perimeter of a residential zoned development must be attached to the principal structure, meet setbacks or a B of A variance is required for the building setback if a setback of 21 feet from the nearest edge of travel lane cannot be met and for a detached accessory structure in the street perimeter yard. If applying for a variance, the variance must be approved prior to approval of the DP. Across section drawing or dimensioned detail drawing of the parking area adjacent to Brown Avenue clearly demonstrating that the parking structure meets building setbacks shall be provided. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. PREVIOUS COMMENT 15: Of the four accessible parking spaces provided one of the spaces must be a Van Accessible parking space an eight foot wide accessible aisle. Label the van accessible parking space and list under the parking calculations that four accessible parking spaces have been provided with one being a van accessible space. (It appears that the accessible parking space along the east parking area has been designed as a van accessible space with an eight access aisle.) Include a detail drawing showing the van accessible parking space and aisle. 6. Follow Up to Previous Comment 18: Verify with COT Transportation the location of the future curb along the Broadway frontage. The plan indicates a 21-foot curb to property line for the future roadway condition. ( It is acknowledged that Broadway is wider in this area than what is listed on the MS&R map. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. PREVIOUS COMMENT 18: Label the correct required building setbacks along the Broadway frontage which is the greatest of 21 feet or the height from the back of existing and future curb location. Label the correct building setback along the Brown Avenue frontage which is the greatest of 21 feet or the height from the nearest edge of travel lane. 7. Comment: The proposed development is a re-subdivision of the previously approved Condo Plat. List the legal description as noted on sheet under the LEGAL DESCRIPTION text block in the title block of all plan sheets. The number of units 1-34 should also be listed.
