COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. 2-06.4.9.A - As this site is made up of two (2) parcels, 122-17-0480 & 122-17-0470a lot combination is required. Provide a copy of the approved Pima County Combo Request form with your next submittal.

2. 2-06.4.9.H.5 - Per UDC Article 7.4.6.H.1 Barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines, to prevent cars from damaging adjacent landscaping, walls, or buildings, overhanging adjacent sidewalk areas, and/or driving onto unimproved portions of the site. Demonstrate on the plan how this requirement is met along the north and south side of the parking area.

3. 2-06.4.9.H.5.a - Provide a wheel stop location dimension on the plan, see UDC Article 7.4.6.H.3.

4. 2-06.4.9.H.5.a - Fully dimension the accessible vehicle parking spaces. It does not appear that the requirements for a van accessible space are met, see 2012 IBC Chapter 11 Section 1106.5 and ICC A117.1-2009 Section 502.

5. 2-06.4.9.R - Clearly show the accessible route from the accessible access aisle to the accessible sidewalk and to each building.

Once the above comments are addressed Zoning will provide an over -the-counter review. Call or email to schedule an appointment for the review.
