COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 05, 2018.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

1. Prior comment 16. As a general not provide the overall PAD site area in square footage and acreage. 2-06.4.7.A.2 - Clarify where the site area square footage came from. Based on the tentative & final plat the site area should be 59,671.3 S.F. The site area should also list the acreage. Also provide the overall PAD site area in square footage and acreage.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2. Prior comment 26. Zoning acknowledges that wheel stops are proposed. Per UDC Article 7.4.6.H.3 and Figure 7.4.6-C When required, wheel stop curbing must be a minimum of two and one-half feet from the front of the parking space. Show the required dimension either on the plan or on the standard and accessible vehicle parking space details. 2-06.4.9.H.5.a - As it appears that you are proposing to allow vehicles to overhang the sidewalk along the east side of the proposed building demonstrate on the plan that you are providing the 4' wide clear sidewalk and the 2'-6" vehicle overhang, TSM 7-01.4.3.A & 7.4.6.H.3.

3. Prior comment 28. This comment was not addressed. Your response to comments states that the detail is provided on sheet 5 but there is no sign detail. 2-06.4.9.H.5.a - Provide a detail for the required accessible vehicle parking space signage.

4. Prior comment 31. This comment was not addressed correctly. Per UDC Article 7.4.9.B.2.f Each required short-term bicycle parking space must be at least two feet by six feet. That said the minimum distance between racks should be 4'-0". The distance between 2-06.4.9.H.5.d - Provide a short term bicycle parking space detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1.e, 7.4.9.B.2.a-h are met.

5. Prior comment 33. This comment was not fully addressed. Per UDC Article 7.4.9.D.4 provide the required signage. Demonstrate on the plan where this signage will be provided. Also sheet 3 has a detail callout of "LONG TERM BICYCLE PARKING RE: 2/SHT. 7", no such detail on sheet 7. 2-06.4.9.H.5.d - Provide a long term bicycle parking space detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1.e, 7.4.9.D are met.

6. Prior comment 36. This comment was not fully addressed. Provide width dimensions for all sidewalks shown on the plan. 2-06.4.9.R - Provide width dimensions for all proposed sidewalks on the plan. Due to vehicles over hanging the sidewalk shown along the east side of the proposed building this sidewalk is required to be 6'-6" wide minimum. Shown the 2'-6" vehicle overhang on the plan.

7. Prior comment 38. 2-06.4.9.R - Clarify why you are showing access ramps near the southeast corner of the proposed building? These ramps give the impression that there is an accessible route that does not exist.

8. Additional comments due to changes to the plan.

9. 2-06.4.9.R - There is a ramp shown along the northern end of the vehicle parking area. Clarify what this ramp is for.

10. 2-06.4.9.R - There appears to be some type of drainage gutter running from the north end of the vehicle parking area south and then west through the parking area. It appears that this gutter runs through the sidewalk shown at the north end of the vehicle parking area. Demonstrate how the sidewalk will cross over this gutter.

11. As this plan differs from development package DP16-0044, DP16-0044 will need to be revised prior to approval of the building plans.

07/20/2017 LOREN MAKUS ENGINEERING REVIEW Reqs Change 1. The proposed solid waste container storage location doesn't meet the approved standard TSM 8-01.9. The standard requires 10 feet clear between the bollards protecting the rear of the enclosure and the front of the enclosure. Other requirements are shown in the approved details.
2. Provide the waste stream calculation as described in TSM 8-01.8.0.
3. Clearly identify water harvesting areas and show how flows from hardscaped areas will be directed to these areas.

Tucson Electric Power Company has reviewed and approved the development plan. There are existing facilities within the development with no apparent conflicts.

Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Billiable relocation will require easements. Service at existing phase and voltage can only be relocated overhead.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, electrical load, paving off-site improvements and irrigation plans, if available include a CD with the AutoCAD version of the plans.

If easements are required, they will be secured by separate instrument. Your final plans should be sent to:
