This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 05, 2018. 2-06.3.0 FORMAT REQUIREMENTS 1. 2-06.3.5 - Provide the PDSD Development Package approval stamp in the lower right quadrant of all sheets. The required stamp can be found at http://pdsd.tucsonaz.gov/pdsd/development-permits under Development Package. 2. 2-06.3.7 - A small, project-location map shall be provided in the upper right corner of the cover sheet. 3. 2-06.3.8 - The north arrow, contour interval, and scale as applicable to each sheet should be placed together in the upper right corner of each sheet. 4. 2-06.3.12 - Remove sheets A-1.1A, A-2.1, A2.2 and colored elevations from the development package. CONTENT REQUIREMENTS 5. 2-06.4.1 - Provide the name, mailing and email addresses, and phone number of the primary property owner of the site and the developer of the project on the right half of the cover sheet. Move the architect, civil and landscape information to the right half of the cover sheet. 6. 2-06.4.2.D - Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) on all sheets of the development package. The total number of sheets should be 6, see comment 4 above. 7. 2-06.4.3 - Provide the administrative street address adjacent to the title block on all sheets. 8. 2-06.4.3 - Provide the development package case number, DP17-0081, adjacent to the title block on all sheets. 9. 2-06.4.3 - Provide the following relevant case numbers adjacent to the title block on all sheets; DP16-0044 & S16-085. 10. 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information. 11. 2-06.4.4.A - Show the subject property approximately centered within the one square mile area; 12. 2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property 13. 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled. 14. 2-06.4.6 - If the project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed. Show the entire pad site on the map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 15. 2-06.4.7.A.1 - Sheet T-1.1 and SP-1 the existing zoning should be listed as PAD-29 and the reference to proposed zoning should be removed from the plan. 16. 2-06.4.7.A.2 - Clarify where the site area square footage came from. Based on the tentative & final plat the site area should be 59,671.3 S.F. The site area should also list the acreage. Also provide the overall PAD site area in square footage and acreage. 17. 2-06.4.7.A.3 - Provide case number C9-16-04 adjacent to the title block on all sheets. 18. 2-06.4.7.A.4 - Sheet T-1.1 and SP-1 remove the reference to "OCCUPANCY A2 9RESTAURANT) and identify the existing and proposed use of the property as classified per the UDC. The existing use should be vacant and the proposed use should be listed as food service. 19. 2-06.4.7.A.6.a - Provide a general note on the cover sheet stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)." 2-06.4.7.A.8 - For development package documents provide: 20. 2-06.4.7.A.8.a - Sheet SP-1 under "BUILDING DATA, PATIO AREA" you list 0 S.F. under "PARKING BUILDING & PATIO AREA' you list 289, which is correct? 21. 2-06.4.7.A.8.d - If the total building area and outdoor seating area is different than what is shown on sheet T-1.2 for Lot 4 revise the table. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided 22. .2-06.4.8.C - Provide the following information for Irvington Road, right-of-way width, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 23. 2-06.4.9.H.5 - Provide an access lane width dimension for the access lane to the west of the trash enclosure. 24. 2-06.4.9.H.5.a - Sheets T-1.1 and SP-1 the vehicle parking space calculation is not correct. Per PAD-29 section 3.C.1 the require number of vehicle parking spaces is based on 1 space per 300 sq. ft. of gross floor area. Per UDC Article 7.4.3.F.4 the outdoor seating square footage is included in this calculation. 25. 2-06.4.9.H.5.a - The vehicle parking space calculation should include the number of accessible spaces required and provided. 26. 2-06.4.9.H.5.a - As it appears that you are proposing to allow vehicles to overhang the sidewalk along the east side of the proposed building demonstrate on the plan that you are providing the 4' wide clear sidewalk and the 2'-6" vehicle overhang, TSM 7-01.4.3.A & 7.4.6.H.3. 27. 2-06.4.9.H.5.a - Provide a detail for both a standard and accessible vehicle parking space. The accessible vehicle parking space detail should clearly demonstrate how all requirements of the 2012 IBC Chapter 11 and the ICC A117.1-2009 are met. 28. 2-06.4.9.H.5.a - Provide a detail for the required accessible vehicle parking space signage. 29. 2-06.4.9.H.5.d - The bicycle parking space calculation should be divided in to required and provide short & long term. 30. 2-06.4.9.H.5.d - The proposed short term bicycle parking space location does not meet the requirements of PAD-29 Section 3.C.2 "Short-term bicycle parking shall be within 75' of a public entrance & Where buildings have more than one public entrance short-term bicycle parking shall be distributed so that at least one short-term space is within 75' of each public entrance. 31. 2-06.4.9.H.5.d - Provide a short term bicycle parking space detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1.e, 7.4.9.B.2.a-h are met. 32. 2-06.4.9.H.5.d - Show the required long term bicycle parking on the site plan. 33. 2-06.4.9.H.5.d - Provide a long term bicycle parking space detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1.e, 7.4.9.D are met. 34. 2-06.4.9.Q - Provide the square footage of the patio area with in the footprint of the patio area on the plan. 35. 2-06.4.9.Q - Provide the height and the specific use proposed within the footprint of the building. 36. 2-06.4.9.R - Provide width dimensions for all proposed sidewalks on the plan. Due to vehicles over hanging the sidewalk shown along the east side of the proposed building this sidewalk is required to be 6'-6" wide minimum. Shown the 2'-6" vehicle overhang on the plan. 37. 2-06.4.9.R - Show the required continuous pedestrian circulation path from the building to the dumpster area on the plan. 38. 2-06.4.9.R - Clarify why you are showing access ramps near the southeast corner of the proposed building? These ramps give the impression that there is an accessible route that does not exist.
