COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is , 2018.

2-06.3.0 FORMAT REQUIREMENTS


1. 2-06.3.7 - It is not necessary to include sections 24, 25, 26 in the location map drawing. The location map should only include the drawing section 23 with the sections corners labeled, see redlines on the cover sheet..

2. 2-06.3.8 - Label the contour interval used on the grading plan sheet.

CONTENT REQUIREMENTS

3. 2-06.4.1 - List the name, mailing and email addresses, and phone number of the registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines.

4. 2-06.4.2.B - Include the following in the brief legal description listed the title block, "A portion of the SW qtr, of the SE qtr of".

5. 2-06.4.3 - Provide the development package case number, DP17-0058, adjacent to the title block on all sheets.

Clarify what type of plan reference case number BK37 PG32 is for? Is it for a Final Plat, Development Plan in the County or City, annexation map?

6. 2-06.4.4.B - Label the following streets in the location map, Wetmore Road, Fairview Avenue and Limberlost Drive, see redlines on the cover sheet.

7. 2-06.4.4.C - Label the sections corners that abut Section 23, see redlines on the cover sheet.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes:

8. 2-06.4.7.A.2 - Include in general note 2 of the cover sheet, the "Square Footage".

2-06.4.7.A.8 - For development package documents provide:

9. 2-06.4.7.A.8.a - Label the width of the 12' x 34' building; see red lines on sheet 2.

10. 2-06.4.7.A.8.d - Since the proposed area of development is part of a larger site it would be a good idea to include in the DP, a full size copy of the "As Is Base Plan" approved by the Interim Zoning Administrator (Russlyn Wells). The plan shall be listed in the sheet index and numbered accordingly.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

11. 2-06.4.8.A - Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot.

12. 2-06.4.8.B - If applicable all existing or proposed easements shall be drawn. The recordation information, location, width, and purpose of all easements on site will be stated.

13. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. The above is to be provided for Fairview Avenue and Limberlost Drive.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

14. 2-06.4.9.F - Label on the cover sheet, the zoning classifications adjacent to the subject site including the zoning across the streets; see redlines on the cover sheet.

15. 2-06.4.9.G - It is suggested by zoning that the Phase I and Phase II be depicted on separate sheets.

2-06.4.9.H.2 - - Show future and existing sight visibility triangles at both entrances to this site. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section.

16. 2-06.4.9.H.4 - Label Limberlost and Fairview as Public Streets); see redlines sheet two.

17. 2-06.4.9.H.5 - The parking lot along the north entrance must be constructed with one of the following surfacing materials;
a. Pervious and impervious asphaltic concrete;
b. Pervious and impervious cement concrete;
c. A penetration treatment of bituminous material and seal coat of bituminous binder and mineral aggregate; or,
d. Alternative surfacing as determined appropriate by the PDSD City Engineer. Exception: Vehicular use areas for Residential Care Services with four or fewer spaces provided, single-family residential development, mobile home dwellings, duplexes on individual lots with four or fewer spaces provided, and vehicle storage are exempt from the surfacing requirements.

The Drive or PAAL area behind the RV storage spaces must also be constructed as noted above. The RV spaces can be surfaced with gravel.

18. 2-06.4.9.H.5.a - Clarify, what parking ratio was used for the vehicle parking. List as a calculation the number of spaces required and number provided. The calculation shall include the number of van accessible parking spaces.

Are any parking spaces proposed for the Event Center?

The vehicle parking lot must be provided with barriers at the backup spur location. Draw and label what type of barriers will be provided; see redlines on sheet 2.

Include in the width and length dimension for the parking spaces the word typical or add a fully dimensioned detail drawing for the standard and accessible parking spaces.

19. 2-06.4.9.J - If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of-way lines, sight visibility triangles, etc.)

20. 2-06.4.9.O - While the proposed locations for the two buildings in the recreation area are not encroaching in the building setback, it is requested that a setback distance from the street property lines to the Ramada and Bathroom/Storage building be labeled.



21. 2-06.4.9.Q - Label the height of the Ramada and Bathroom/storage building. The height can be labeled within the building footprint or included in the respective keynotes.

22. 2-06.4.9.R - Label the longitudinal slope for the accessible route; see redlines on sheets 2 or 4. It is suggested that the slopes be labeled on sheet 4.

23. 2-06.4.9.T - It does not appear that the angle of the dumpster enclosures will work. See engineering comments related to this item.

24. 2-06.4.9.W - If applicable indicate if there area any freestanding monument signs proposed or existing.

4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan that will then be resubmitted along with the base plan.

04/12/2017 LOREN MAKUS ENGINEERING REVIEW Reqs Change 1. The solid waste container enclosures are not accessible as depicted. Revise the plan to show access similar to Tech Standard 8 Figures 1, 4 or 5. The container enclosures should be at an angle to the entry road to allow for easy access by the service vehicle.
2. Provide arrows showing direction of flow for the new recreation area. Especially show how the hardscape areas are directed to the water harvesting basins.
