COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 15, 2018.

1. Previous comment 6. This comment was not addressed correctly. The sections corners are not labeled correctly. 2-06.4.4.C - Label the section corners on the location map, vicinity map, shown on the cover sheet.

This comment was not addressed correctly, provide the PAD map on the first sheet. 2-06.4.6 - As the project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed.

3. Previous comment 10. This comment was not correctly addressed. The information provided for "SUB AREA "A"" is not correct. See approved development package DP16-0032. 2-06.4.7.A.8.d - Zoning acknowledges that a portion of the Bridges tracking table has been provided on sheet 12. As this development package will be the last approved provide the complete tracking table on your plan. Contact Optimus Civil Design Group for the most up to date tracking table data.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. Previous comment 12. Based on current mapping it appears that a lot split was processed through the Pima County Assessors Office not through the City of Tucson, this site currently has a Zoning Violation. Based on your response to comment you stat that a plat will be forth coming and that you would like a hold put on the C of O until the plat is approved. As you have elected to defer the plat and want approval of the development plan (DP) prior to approval of the plat then the DP needs to be revised to show the entire parcel and the northern lot line removed. A revision to the DP will be required once the plat is completed. 2-06.4.9.E - It appears that some type of lot split or plat is proposed. As the existing parcel is part of a parcel created by a plat and the original plated parcel has already been split once, at a minimum you will be required to complete a final plat. This plat will need to be completed prior to approval of this development package. Reference UDC Article 11.4.13 DEFINITIONS - L, Land Split.

5. Previous comment 16. 2-06.4.9.H.5.d - Sheet 12 Area "F" tracking table required number of short term bicycle parking space required ratio is not correct. Per UDC Article 7.4.3.2 The standard formula applies to every Land Use Class (Class) within that Group, except for those Classes specifically listed in the parking tables. As Automotive Service and Repair is not a specific use listed in Table 7.4.8-1 the ratio use for short term bicycle parking spaces should be the standard formula listed for the COMMERCIAL USE GROUP or 2 spaces.

6. Per The Bridges Planned Area Development Design Review Committee provide a general note stating "ALL STORAGE OF USED AND DISCARDED TIRES WILL OCCURE INDOORS".

Dear Ms. Lee,

Thank you for the opportunity to comment on DP17-0056, Discount Tire; 2nd Submittal, a development plan application for an approximately 1.08 acre site located north of Duvall Vista and west of South Campbell Avenue and east of South Kino Parkway. The proposed land use is commercial and would establish an automotive repair use.

The Tucson Airport Authority submitted a comment letter on the 1st Submittal of this project, dated 3/21/2017. The Tucson Airport Authority acknowledges that the applicant has provided a response to this comment letter, with the applicant indicating they had filed FAA Form 7460 and had completed and recorded the Avigation Easement. The Tucson Airport Authority does not have any record of receiving a copy of the recorded Avigation Easement for this project.

The Tucson Airport Authority requests that a copy of the recorded Avigation Easement be submitted. Please send a copy of the recorded easement to Tucson Airport Authority by either email (send to srobidoux@flytucson.com) or to the mailing address provided below.
