TRANSMITTAL DATE: May 08, 2017

DUE DATE: May 26, 2017

CONTENT REQUIREMENTS

1. 2-06.4.2.D - Sheet C2.0 the page number shows 2 and should be 3.

2. 2-06.4.4 - Remove the subdivision information from the location map as it is not required.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

3. 2-06.4.8.B - Provide the recordation information for all existing easements shown on the plan.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. 2-06.4.9.F - Provide the zoning classification for the parcels located to the northeast and across Runway Drive on the plan.

5. 2-06.4.9.H.5 - Provide a PAAL width dimension for the PAAL shown southwest of the vehicle parking spaces.

6. 2-06.4.9.H.5 - Per UDC Article 7.4.6.F.2.b Access lanes and PAALs must be setback at least two feet from a wall, screen, or other obstruction over six inches. The additional area is necessary to provide clearance for fire, sanitation, and delivery vehicles. That said show the 2' setback from the relocated fence to the access lane along the southeast side of the vehicle use area.

7. 2-06.4.9.H.5.a - Clearly show the wheel stops on the plan for all vehicle parking spaces or provide a 6'-6" wide sidewalk.

8. 2-06.4.9.H.5.a - Per 2012 IBC Chapter 11 section 1106.5 the proposed accessible vehicle parking space is required to be van accessible. Revise the accessible parking sign to show the "VAN" sign. As it appears that the sign will be located within the pedestrian circulation area the mounting height to the bottom of the van sign should be 84". Also demonstrate on the detail that a minimum sidewalk width of 4' is maintained between the sign and edge of sidewalk.

9. 2-06.4.9.H.5.a - It appears the vehicle access is allowed to the large area to the east of the building. Any vehicle use areas will need to meet the requirements of 7.4.6.F, .H & .I. Any area used for storage us for construction equipment or materials will need some type of dust control.

10. 2-06.4.9.H.5.d - The dimensions shown on detail 6 sheet 2, 2'-6" and 2'-0", appear to be shown form the center of rack but should be shown from the edge of rack see UDC Article 7.4.9.B.2.f & .g and figure 7.4.9-C.

11. 2-06.4.9.H.5.d - Detail 6 sheet 2 provide a dimension from the end of the rack to the building located to the northeast. This dimension should be 2'-6" minimum per UDC Article 7.4.9.B.2.g and figure 7.4.9-C.

12. 2-06.4.9.H.5.d - Detail 6 sheet 2 the reference for anchoring the rack should be 7.4.9.B.2.a.

13. 2-06.4.9.H.5.d - Detail 7 sheet 2 remove the reference to "CLASS 1" as it is no longer applicable.

14. 2-06.4.9.O - The setback listed for the "FRONT" is not correct and should be listed as 21' or the height (H) measured from the back of curb.

15. 2-06.4.9.O - The setback listed for the "REAR" is not correct and should be listed as 0'

16. 2-06.4.9.R - Clearly demonstrate on the plan or detail that the proposed accessible parking sign does not encroach into the minimum 4' width of the sidewalk, see TSM Section 7-01.4.3.A.

17. 2-06.4.9.R - As wheel stops are not shown for all vehicle parking spaces demonstrate how parking vehicles will be prevented from encroaching into the minimum 4' sidewalk width.

18. 2-06.4.9.R - For your information truncated domes are not required for this project.

19. 2-06.4.9.W - Show all proposed signage on the plan and provide a general note stating that all signs require a separate permit.

05/24/2017 ANDREW CONNOR LANDSCAPE REVIEW Reqs Change UNIFIED DEVELOPMENT CODE
4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
3.2 Water Harvesting Implementation Plan
The Water Harvesting Implementation Plan (Implementation Plan) shall consist of a separate sheet with a plan view layout of the site. The format and design of the Implementation Plan shall be consistent with the base plan, be it a Development Package (DS 2-01), Plat (DS 2-03), Site Plan (DS 2-04), Development Plan (DS 2-05), or their successor documents, as applicable. The Implementation Plan shall include all details necessary and appropriate to convey the technical concept of the water harvesting system design and to facilitate proper installation and maintenance of the water harvesting system in compliance with the ordinance and this standard.

05/24/2017 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The rim elevation of the next upstream sanitary manhole (MH 9722-02, 2271.63') is less than 12" below the first floor elevation (2272.50'). Provide a note on the plans requiring the installation of a backwater valve when future plumbing activities take place. Reference: Section 715.1, IPC 2012, as amended by the City of Tucson.
2. Revise the site drawing to include the location of the nearest fire hydrants. Reference: City of Tucson Administrative Manual, Section 2-06.4.8D and Section 107.2.1, IBC 2012.
05/24/2017 LOREN MAKUS ENGINEERING REVIEW Reqs Change 1. A drainage report is required. Include all of the elements required of a drainage report as listed in the Standards Manual Section 2.3. Especially provide adequate exhibits to clearly define the existing drainage areas and developed drainage areas. The labels on the drainage exhibits should be coordinated with the calculation sheets.
2. Provide a clear description of the existing and proposed conditions in the drainage report. The descriptions must support the calculations and correspond to the exhibits.
3. For the retention calculation, provide substantiation of the existing and developed runoff coefficients.
4. Provide plans and details for all drainage solutions in the drainage report.
5. The conservative approach for floodplain encroachment is accepted for this proposed development.
6. The report by David Laredo recommends a drainage channel along Runway Drive. Further, the approved tentative plat provides for a drainage channel along Runway Drive and another along the other side of the parcels. As was discussed before plan submittal, provide for these drainage structures or clearly demonstrate they are no longer appropriate. The limited drainage submittals do not explicitly address this issue.
7. The graded area of the project is listed as the same as the parcel size. For Stormwater Pollution Prevention Plan compliance, any offsite improvements must be included in the disturbance area. If the onsite and offsite disturbance areas total more than 1.0 acre, then a SWPPP is required.
8. Clarify whether the proposed channel shown in the north easterly area of the parcel will be continued to Gardner Lane.
9. Revise the note for the preconstruction meeting. The IVR number is 520-791-3111. The extension listed for the engineering inspectors is no longer active.
10. Add a general note to the development package indicating the entire site is within a floodplain and floodplain use permits will be required for all development activity.
11. Ensure the development package and all drainage related reports are consistent.
12. UDC 7.6.4.E requires all disturbed, grubbed, graded, or bladed areas not otherwise improved to be landscaped, reseeded, or treated with a layer of inorganic or organic ground cover to help reduce dust pollution. Clearly indicate the surface treatment proposed for the fenced area of the site.
