This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 06, 2018. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 21. This comment was not fully addressed the rezoning case number "Z9-77-18" is not correct and should be C9-77-18 on sheets 3 - 10. 2-06.4.7.A.3 - Provide the rezoning case number, C9-77-18, adjacent to the title block on all sheets. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 42. This comment was not addressed. Zoning acknowledges that you have provided this information on sheet A0.1 but AM 2-06.4.9.Q clearly states that the square footage, height and use of each commercial, industrial, or business structure will be provided within the footprint of the building(s). 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). 43. Per TSM Section 7-01.4.3.A Width All sidewalks must be a minimum of four feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet. That said the 3'-0" sidewalk shown near the northeast corner of the proposed building, see orange highlighter, does not meet the minimum width requirement. A Technical Standards Modification Request (TSMR) must be processed and approved to reduce the sidewalk to less than 4'-0", see TSM Section 1-01.6.0. This comment was not fully addressed. See blue high light for required dimensions. 2-06.4.9.R - Cleary show all proposed sidewalks on the plan and provide width dimensions. Additional comments: 51. 2-06.4.9.R - The crosswalk and ramp location shown at the northeast exit from the carwash to the access lane between the carwash and QuickTrip does not work as you direct people into the exit access lane, see yellow highlight. 54. Zoning acknowledges your response to this comment. A demolition permit will need to be processed and approved prior to approval of this development package. As you have elected to cancel the platting process, the proposed carwash is now considered an expansion of the existing building located in the southwest corner of the site. Based on available building square footage this expansion is greater than a 25% expansion therefore the existing building must now meet the requirements for the following, UDC Articles 7.4 Vehicle and Bicycle parking, and TSM Section 7 Pedestrian Circulation.
