COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 16, 2018.

2-06.4.7.A - Zoning and Land Use Notes

Address the remaining comments: comments 1 - 3 are follow-up to the previous comments and comment 4 is an IID Staff review request.

1. Comment: The IID case number and docket and page were not provided next to the title block on sheets 13 - 23, list as required.

2. Comment: The abandonment recording information and or documents for the No-build and Electric easements will be deferred to the building plans review and must be presented to PDSD Zoning prior to approval of the building plans. A revision to specific DP sheets may also be required.

3. Comment: The DP case number does not appear to have been listed in the Lot Combo Covenant. The document that was submitted with the DP submittal is not the recorded document rather a copy of what was to be recorded. Include a copy of the recorded covenant that includes the DP case number labeled in section B of the covenant and stamped with the Sequence number.

4. Comment: Add to the IID conditions on sheet one of the DP, more specifically at the end of conditions 3 and 5 the following sentence; "COMPLIANCE WITH THIS CONDITION WILL BE DEMONSTRATED IN BUILDING PLANS."
