COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 08, 2018.

2-06.4.7.A - Zoning and Land Use Notes

2. 2-06.4.7.A.4 - Sheet CI102 general note 4 you list "I-1 - LAND USE GROUP: INDUSTRIAL", this should be "I-1 - LAND USE GROUP: COMMERICAL" as transportation service land carrier is a commercial use.

3. 2-06.4.7.A.4 - Sheet CI102 general note 4 you list "GENERAL RESTRICTIONS" this should be "USE SPECIFIC STANDARDS".

6. 2-06.4.7.A.8.c -Sheet CI102 general note 5 the expansion calculation is not correct. Per UDC Article 7.4.3.E.2 If an expansion is 25% or greater or if a series of expansions cumulatively results in a 25% or greater expansion in floor area, the requirements of this section apply to the entire site. That said all the buildings except Building #1 constitute a cumulative expansion of 16.4%

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

7. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

8. 2-06.4.9.F - Provide the zoning for the parcels south of Silverlake.

9. 2-06.4.9.H.5 - Per UDC Article 7.4.6.H.1 Barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines, to prevent cars from damaging adjacent landscaping, walls, or buildings, overhanging adjacent sidewalk areas, and/or driving onto unimproved portions of the site. Clearly demonstrate on the plan how this requirement is met for the areas with orange high light.

10. 2-06.4.9.H.5.a - Per AM2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. That said provide a vehicle parking space calculation that provides the number required and provided for the entire site. Within this calculation show the vehicle parking ratio used, see UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, COMMERCIAL SERVICES USE GROUP, Transportation Service.

11. 2-06.4.9.H.5.a - Per AM2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. That said provide an accessible vehicle parking space calculation that provides the number required and provided. Also include the number of van accessible required and provided. Parking Note 2 is not correct, per IBC Table 1106.1 the required number should be 5 and at a minimum on van accessible.

12. 2-06.4.9.H.5.a - Detail 2 sheet CI102 clearly show that the van accessible requirements are met, see ICC A117.1-2009 Section 502.2.

13. 2-06.4.9.H.5.a - Detail 1 sheet CI102 add the required "VAN" sign and provide a mounting height dimension. This dimension should be 7'-0" from the bottom of the "VAN" sign to finished grade.

14. 2-06.4.9.H.5.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. That said provide a short and long term bicycle parking space calculation that provides the number required and provided for the entire site. Within this calculation show the short and long term parking ratio used, see UDC T 7.4.8-1: Minimum Required Bicycle Parking Spaces, COMMERCIAL SERVICES USE GROUP, Transportation Service.

15. 2-06.4.9.H.5.d - Provide a detail for the required long term bicycle parking that demonstrates how the requirements of UDC Articles 7.4.9.B.1 and 7.4.9.D are met.

16. 2-06.4.9.R - There are two (2) striped pedestrian refuge routes shown running from the proposed accessible vehicle parking spaces to the proposed buildings to the west. It appears that there are steps at both entrances. Clearly demonstrate on the plan that an accessible route is provided from the accessible vehicle parking spaces to the proposed buildings.

17. 2-06.4.9.R - Per IBC 1104.1 demonstrate on the plan that there is an accessible route between all structures, to all accessible vehicle parking spaces, to at least one of the right-of-ways, etc. that meets the requirements of 2012 IBC Chapter 11 and the ICC A117.1-2009.

18. 2-06.4.9.R - Per TSM Section 7-01.4.1.A At least one sidewalk is required to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). The sidewalk should be located to minimize any conflict with vehicular access to the project. Clearly demonstrate that this requirement is met from the proposed buildings to all streets.

19. 2-06.4.9.R - Per TSM Section 7-01.3.3.B clearly show the required pedestrian circulation between the proposed and existing buildings.
