This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 3, 2018. 2-06.3.0 FORMAT REQUIREMENTS 1. 2-06.3.3 - On sheet 7, the text needs to be increased to a minimum of 3/32, specifically vegetation information call outs. CONTENT REQUIREMENTS 2. 2-06.4.2.B - Based on review of the legal description provided for lots 7 and 8, they do not appear to match the approved lot reconfiguration S14-046 as noted on the plan. In addition, it appears the lots have been reconfigured and/or split and do not match the last approved PDP for design and lot area as approved in rezoning case C9-06-03. Contact John Beall for the process regarding change of PDP and determination if the change is minor or major. Fees may be included for review and approval of the change to PDP. (Zoning will continue to review plans as presented under the assumption the change of PDP and lot reconfiguration/lot split will be approved by John Beall and PDSD Director.) 3. 2-06.4.2.C - The new lot numbers shall be noted on the new reconfigured lots. 4. 2-06.4.3 - Provide the development package case number, DP17-0032, adjacent to the title block on all sheets. If a new subdivision case number is issued for the new lot reconfiguration/lot split, include case number on all sheets. 5. 2-06.4.4.B - In the location map on the cover sheet, label the street for Old Spanish Trail. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 6. 2-06.4.7.A.2 - It does not appear that the square footage of the site area as noted in general note 4 does not match the dimensions of the site provided on sheet 3. Verify the calculations and correct in general note 4. 7. 2-06.4.7.A.6 - Add a note to general note 21, "This project is designed to meet the overlay zone criteria: UDC Section 5.5, Gateway Route." 2-06.4.7.A.8 - For development package documents provide: 8. 2-06.4.7.A.8.a - In general note 5, specify the gfa for each building. 9. 2-06.4.7.A.8.b -Include a matrix table to include lot area, square footage of each building, vehicle parking to include handicapped parking requirements, bicycle parking, loading zones, building heights, etc. 10. 2-06.4.7.A.8.d - See comment 9 and provide information as noted in AM Section 2-06.4.7.A.8.d (Phasing calculations may be required.) 11. 2-06.4.8.A - The distance and bearing provided on the plans do not match the previously approved plat S11-050. List the subdivision case number S11-050 on the lower left corner of all the sheets. Per discussion with CDRC Manager, a plat will be required for the subdivision of lot 7 and lot 8, and may include the revisions to the CC&R's due to utilizing common area for new lot area. 12. 2-06.4.8.B - On sheet 5, label the north/south public access easement with the recorded sequence number. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 13. 2-06.4.9.A - See related comment 11. 14. 2-06.4.9.B - Pending on related comment 11, new lot numbers may be assigned and new dimensions may be required. 15. 2-06.4.9.C - Label all common areas adjacent to subject development site. 16. 2-06.4.9.D - On sheet 3, label "Common Area C, Natural Undisturbed Open Space", just below the subject development site. 17. 2-06.4.9.E - Proposed land splits or existing lot lines shall be drawn on the plan with dimensions and the identification number and approximate square footage of each lot. (Please be aware that, if land division occurs and the number of lots falls within the definition of subdivision, a subdivision plat is required.) Land splits require a separate permit and review. 18. 2-06.4.9.G - Provide phasing calculations for each phase based on this proposed development. 19. 2-06.4.9.H.5.a - On sheet 6, correct the wheel stop dimension on the parking detail for Burger King. 20. 2-06.4.9.H.5.d - On sheet 1, correct the bicycle short-term parking ratio for building 7 and provide in a matrix the overall bicycle short-term and long-term parking for the development. 21. 2-06.4.9.O - On sheet 3, correct the building setback dimension for building 7. It appears the measurement is taken from the face of curb and not from back of curb. 22. 2-06.4.9.R - On sheet 3, demonstrate compliance with pedestrian accessibility between building 7 and 8. On sheet 4, label cross slopes and horizontal slopes on all sidewalks adjacent to both buildings. 23. 2-06.4.9.U - Provide a separate document that addresses how the conditions of rezoning case C9-06-03 are met, specifically the conditions that will affect this development. Please update as appropriate per AM 2-06.4.9N. 6) Keynote 30 on sheet 3 indicates that the dimensions for the grouted riprap will be shown per the keynote. There are some keynote 30 callouts on sheet 3 without dimensions shown. Please update as appropriate. 7) Sheet 4 has a utility keynote 4 callout north of the western building callout where the keynote description for the 4" sewer service doesn't match the line type callout for the fire line.
