COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM)
Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 26, 2018.

1. Follow up To Previous Comment 3: Include with the next submittal the documents related to the alley abandonment that have been stamped with the recording sequence number, documents filled out and notarized, and exhibits that should be attached to the deed.

The TP plan must include the recordation information of the alley abandonment labeled on the site plan sheets as a keynote and as a general note with the recording information.

Previous Comment 3: This comment was not fully addressed; provide the recordation information on the plan. 2-06.4.9.I - It appears that alley vacation is proposed along the west side of this plan. Clearly show what is proposed and provide the recordation information on the plan.

The following are required in addition to the requirements of the tentative plat or site plan, whichever is applicable:

2. Follow Up To Previous Comment 4: The building elevations have to be reviewed and approved by the Design Professional and the PDSD Director/designee. As of this zoning review the PDSD Director or designee has not had an opportunity to review the submitted building elevations.

Previous Comment 4. The reduced street perimeter yard setbacks have been approved by the PDSD Director subject to additional color variations being provided for all street building elevations.

2-06.5.3.A - The proposed reduced interior street perimeter yard setbacks will need to be approved by the PDSD Director, UDC Article 8.7.3.L.2, prior to approval of the development package.

3. This will need to be approved prior to approval of the development package.

2-06.5.3.E - The Architectural Variation Plan will need to be approved prior to approval of the development package.
