Fremont Avenue TRANSMITTAL: December 29, 2016 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the I-1 zone (UDC 4.7.29). A warehouse use is a permitted use in this zone (Table 4.8-5). See Use Specific Standards 4.9.10.A and 4.9.13.Q. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a). Based on a wall height of 11'-0" the required front street perimeter yard is 20'-0". Based on UDC Article 6.4.5.D.2.a.(5) an open structure is allowed to extend into the perimeter yard 2'-0". That said the proposed front street perimeter yard is 15'-3". |
