05/11/2017 JANE DUARTE COT NON-DSD PARKS & RECREATION Approved Warren Thompson, from Stantec, met with me last Friday and showed me revised plans for Mountain Vail Estates Part I. The plan met the requirements of zoning condition 21 except that I asked him to add a Non-Motorized Trail Easement, by the final plat, to each end of the Esmond Station Greenway corridor to allow for future connection to planned path north and south of the property. The attached Final Plat meets the minimum requirements to satisfy condition 21 and I will recommend approval based on this document. Since this is not the normal way I am asked to review development plans and plats, please let me know if this is an acceptable means of conveying this information to you.

· The title on the cover page is missing Common Area “D”

· The location map on the cover page should show a portion of Sec 31 Township 15S Range 16E because of Parcel A but the location map should not have the sequence # which is part of the legal description

· The abutter’s deed reference on Sheet 5 should be Docket 13190 Page 3619
