The food service space is being reduced from 26,920 SF to 17,108 SF. A new patio adjoining the food service is an additional 3,400 SF. That new food service patio is located at the west end of the building and the revised site plan shows that change (see below). That change is the subject of this Design Professional Review. It should be noted that “the original design professional who reviewed this IID application is no longer on contract with the City of Tucson.” The request was “to see if you would be able to review this revision and also determine if you would consider it a major or minor change to the previous approval.” MATERIAL REVIEWED: • Revised Plan set, Cypress, 5-21-21, 2 sheets • Revision Letter, Cypress, 5-21-21m 1 page • Revision to Permit Narrative, FORS Architecture, 5-27-21, 2 pages IID STANDARDS APPLICABLE TO PROJECT: • UDC Section 5.12.7 Rio Nuevo (RNA) Design Standards • UDC Section 5.12.8 General IID Zoning Option Design Standards • UDC Section 5.12.10 Downtown Core Subdistrict (DCS) FINDINGS OF DESIGN PROFESSIONAL: 1. The proposed changes to the project are small and have no effect on the compliance of the project with the General IID, RNA, or DCS. The Design Professional is of the opinion that these changes constitute a minor change. 2. FORS and Cypress have satisfactorily demonstrated that Motor Vehicle Parking requirement and Bicycle Parking requirement will continue to be met with the use square footage changes and the addition of the outdoor patio. 3. The new food service patio as proposed in this revision is in compliance with the General IID, RNA, and DCS design standards. In fact, it is a positive addition to the East Congress streetscape and pedestrian activity. 4. The Design Professional recommends approval of these proposed changes. |
