Based on this review, EGSD approves the proposed solid waste management procedures (waste enclosure) for the Frog n Firkin property.

The detail drawing of the enclosure on Sheet 4 of 5 of the Development Package does not have a scale and the dimension (length) of the sliding gate is not shown. EGSD recommends that the designer verify that a 2 cubic yard rolling container can be moved through the gate area when the gate is fully opened.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 24, 2017.


CONTENT REQUIREMENTS

1. 2-06.4.3 - Provide the development package case number, DP16-0185, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. This comment was not fully addressed. The T16SA00349 case number provided is only for the historic review. The "MGD-02" case number for the MainGate overlay is not correct. 2-06.4.7.A.6.a - Provide the Historic and Main Gate, T16SA, case numbers adjacent to the title block on all sheets.

3. Per discussions with Carolyn Laurie the MainGate review for this project has not been submitted. 2-06.4.7.A.6.a - Provide a general note for both the Historic and Main Gate reviews stating the, T16SA, case number, date of approval, and any conditions of approval on the plan.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. This comment was not fully addressed. Provide a dimension from the west end of the rack to the fence, minimum distance 2'-6", see UDC Article 7.4.9.B.2.g. 2-06.4.9.H.5.d - Show the required short and long term bicycle parking on the site plan and provide a detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1, .2, 7.4.9.C & 7.4.9.D are met.

5. This comment was not fully addressed. The stripped area, including the area along the west property line providing access to the trash enclosure is required to be a sidewalk meeting the requirements of TSM 7-01.4.3. 2-06.4.9.R - Sheet 3 the stripped area shown south of the building is required to be a sidewalk physically separated from the vehicle use area, see TSM 7-01.4.2.

6. 2-06.4.9.R - Clearly demonstrate on the typical parking detail that the area between the accessible vehicle parking sign and the fence is not less than 4'-0".

7. 2-06.4.9.R - Provide a width dimension for the required sidewalk along the west side of the proposed vehicle parking.

8. 2-06.4.9.R - Sheet 4 near the southeast corner of the proposed stairs there is a small section of what appears to be a sidewalk. This area appears to provide the accessible route from the accessible vehicle parking space to the main entrance. Based on the grades provided this area does not appear to meet the requirements of ICC A117.1-2009.
