SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per AM 2-06.4.3 please add the case number (DP16-0155).
2) Please consider placing all notes not required by City code in a separate section for notes to the contractor/engineer. This will make it easier for the City inspector to only focus on enforcing City requirements during inspections.
3) The proposed location for the building expansion appears to currently function as a detention/retention area with existing roof drainage being conveyed to a walled in area with a small drain block to convey flow through. Keynote 9 does not call out this wall to remain. It is unknown if the landscaping in this area is depressed such that it provides retention also. Please see pasted Google Street View image on hard copy of comments and subsequent comments related to the concern that this addition may be eliminating past drainage mitigation for the existing development.

4) Per AM 2-06.4.8E provide spot elevations within and adjacent to proposed building expansion.
5) The change in impervious area between the 74% in existing conditions and the 77% under proposed conditions seems to account for an additional 862 square feet of impervious area. The building addition is called out as a 1,331 square foot addition. Please add narrative to clarify assumptions.
6) Per section 14.2, item 1 of the drainage standards manual (UDC 7.14.4) and section 2.2 of the detention/retention manual (UDC 7.14.3) retention is required.
7) Per UDC 7.6.6C2 the roof area needs to be routed to a depressed landscape area. Please show spot grades in parking areas and depressed landscape area where the flow from this new roof area is being routed.
8) There is a stray keynote 17 shown just northeast of the western entryway that is not referring to a specific location and does not have a leader line or arrow. Please clarify what this is referring to or delete it as appropriate.
