COMMENTS

Plan Tucson on the Future Growth Scenario Map identifies the project site as Mixed-Use Centers. Mixed-Use Centers combine a variety of housing options, retail, services, office, and public gathering places, located close to each other, providing occupants of the center and the residents and workers in the surrounding neighborhoods with local access to goods and services. Public transit, bicycles, and walking will get priority in these areas although cars will still play an important role. Existing examples in Tucson include Williams Centre, Gateway Centre, and the Bridges. Site is addressed 25 W. Lee Street, and currently being reviewed for DP16-0146. Site has rezoning history or annexation conditions to monitor which indicates rezoning and/or annexation conditions do apply. DP16-0146 is subject to rezoning C9-16-07 and subject to requirements listed to Ordinance 11397. The proposed rezoning is from R-2 to P. The site is in compliance with Plan Tucson and C9-16-07.

1. The proposed improvements in right of way need modification. Adjust the 4 foot sidewalk to 5 feet as required in the City of Tucson Technical Standards manual.

2. Add ADA ramp at the corner of alley and sidewalk.

3. A right of way permit from TDOT engineering permits and codes will be required for any work in the right of way.
