This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 17, 2016. 2-06.3.0 FORMAT REQUIREMENTS 1. 2-06.3.12 - The drawing index is not correct and should include pages 4 through 7. 2-06.4.0 CONTENT REQUIREMENTS 2. 2-06.4.3 - Provide the development package case number, DP16-0145, adjacent to the title block on all sheets. 3. 2-06.4.3 - The address listed in the title block is not correct, "EASR" should be "EAST". 2-06.4.7.A - Zoning and Land Use Notes 4. 2-06.4.7.A.4 - The existing use listed is not correct. Based on records for the property the last approved use would be vacant land and prior to that it was residential. Revise General Note 3 to correctly show the existing use as vacant land and the proposed use to be commercial storage. 5. 2-06.4.7.A.6 - Provide a general note on the cover sheet stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)." 2-06.4.8 - Existing Site Conditions 6. The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 7. 2-06.4.8.C - The spelling of Geronimo Avenue on sheets 1 & 3 is not correct. 8. 2-06.4.8.C - Dimension the width of pavement for both Fort Lowell and Geronimo. 2-06.4.9 - Information on Proposed Development 2-06. 9. The following information on the proposed project shall be shown on the drawing or added as notes. 10. 2-06.4.9.E - A lot combination is required for this project. Provide a copy of the approved Pima County Combo Request form with you next submittal. 11. 2-06.4.9.F - Provide the zoning for the parcels located south of Fort Lowell and west of Geronimo on the plan. 12. 2-06.4.9.J - Show the future right-of-way line, sidewalk and sight visibility triangles for Fort Lowell. 13. 2-06.4.9.O - Per UDC Article 4.9.10.A.2 Outdoor storage, when permitted, shall not be located in the street perimeter yard. As there are no buildings on the proposed site to define the street perimeter yard the following is based on a Zoning Administrators determination. A 6'-0" high opaque screen is required at the back of the 10' wide street landscape buffer. Storage behind this screen must be located to meet the 21' street perimeter yard. The limits of the storage area will be clearly delineated on the plans.
