An approved development plan is not to be used for the construction of on-site utilities (e.g. water service to buildings, building sewers, site lighting, electrical service to buildings, etc.). The construction of the on-site utilities may be included with the permit for constructing the building or as a separate permit. 2. Clarify the intent for the building sewer. Keynote #17 on sheet 2 of 8 calls out a 4" BCS but the development plan shows three new private sanitary manholes with a 6" building sewer. In addition, what appears to be a branch of the building sewer is shown extending to the southwest from the building sewer roughly mid-way between the first two manholes. The presence of manholes and combining the building sewers from two or more separate buildings will require a review of the private sewer collection system design by the Pima County Department of Environmental Quality. Submit the design to PDEQ at 150 W Congress St, 1st Floor (520-724-7382). A separate plumbing permit from Development Services will be required for construction of the private sewer collection system and manholes. Reference: Title 18, R18-9-E302, 4.02 General Permit, Arizona Administrative Code. 3. Provide the rim elevations and inverts of the proposed private manholes. Reference: Section 715.1, IPC 2012, as amended by the City of Tucson. |

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 14, 2016. CONTENT REQUIREMENTS 1. 2-06.4.2.B - The legal description shown in the title block is not correct. 2. 2-06.4.3 - The address shown in the title block does not appear to be correct. 9044 S. Houghton is not an address associated with parcel 141-18-008F. 3. 2-06.4.3 - Provide the development package case number, DP16-0139, adjacent to the title block on each sheet. 4. 2-06.4.3 - Provide the development package case number, DP15-0119, adjacent to the title block on each sheet. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 5. 2-06.4.9.E - The proposed lot split will need to be completed prior to approval of the development package. The proposed parcel will need to be combined with parcel 141-18-634A see UDC Article 6.6.1.A. 6. 2-06.4.9.H.5.a - It does not appear that the vehicle parking space calculation is correct. If Lot A is to be part of the Houghton Town Center than the vehicle parking space calculation would be based on a shopping center calculation of 1 space per 300 gfa which would require 33 spaces 7. 2-06.4.9.H.5.a - As parcel 141-18-008F is not part of the Houghton Town Center tentative/final plat and cross parking and access are proposed provide a copy of the cross access agreement that includes this parcel. 8. 2-06.4.9.R - Per TSM Section 7-01.3.3.B and IBC Sections 1104.2 provide a sidewalk/accessible route connecting the proposed building to the building located to the east. 9. 2-06.4.9.R - For your information truncated domes are not required on accessible ramps located on private property.
