The following items need to be addressed: 1) Per AM 2-06.4.3 please add the case number (DP16-0099). 2) General Note 3 appears to be in error when compared to general note 27. A 14.46 acre site in a balanced basin would require 5 year threshold retention per UDC 7.14.3, Section 1.4 (Policies). Per UDC 7.14.3, Section 2.1 Stormwater Retention/Detention is required in a balanced basin. Per UDC 7.14.3, Section 2.2 the minimum retention required is the 2-year threshold amount based on being mapped in a balanced basin. The maximum amount required will be the 5-year threshold amount. If the gross area of the site is more than an acre, the 5-year threshold amount is the minimum to be retained. Please update General Note 3 and/or retention volume calculations as appropriate. 3) Per UDC 7.14.3, Section 2.1, The post developed 2-year, 10-year and 100-year peak discharges from the site will not exceed the predevelopment conditions. Please increase retention volume to reduce developed conditions flow from 6.4 cfs to 5.7 cfs and evaluate requirements for and mitigate the 2-year and 10-year flows also. 4) Paving and Grading note 17 appears to be in error. Please update accordingly. 5) Correct the vehicle use expansion calculation. The percent expansion is 85,75%. 6) Per TSM 10-01.3.2C and Figure 6 please update line work and keynote 9 to reflect required 25' radius for curb returns. Per TSM 10-01.3.2F this will require handicap ramps with 2% maximum cross slope called out on plans. Update keynote 9 on sheets 2 and 3. 7) Per TSM 8-01.8.0A provide a waste stream calculation and an appropriately sized waste disposal receptacle based on this calculation (137.9 gallons/week?). The 96 gallon bin called out in keynote 13 is not a standard size. Please correct. Per TSM 8-01.4.0D an APC shall be allowed for solid waste for volumes not greater than 190 gallons per week. Per TSM 8-01.4.0G the use of APCs requires prior approval from ES. Please contact Thomas Ryan at 837-3713 and by email to confirm permission has been granted. Provide a copy of the email correspondence with the next submittal. 8) Per AM 2-06.3.10 a legend that shows and describes all symbols used on the drawing is to be provided, preferably on the first sheet. There are symbols being used to designate power poles on sheet 2 that need to be shown in the legend. 9) Call out keynote 19 as shown on sheets 2 and 3 where it is located on the plan. 10) Keynote 20 on sheets 2 and 3 calls out details 10 and 11 on sheet 4. There is no detail 11 and detail 10 does not apply. Please provide appropriate details. 11) Keynote 21 on sheets 2 and 3 refers to a detail 6 on sheet 4. This detail 6 refers to the width per plans. There is no width called out on the plans. Please call out a width in conjunction with the keynote call out. 12) Per TSM 10-01.4.1A1a please update keynote 22 and line work on sheets 2 and 3 to reflect a 6' future sidewalk along this arterial. 13) Keynotes 23 and 34 which are listed on sheets 2 and 3 should be reflected on the plan layout on sheets 2 and 3. 14) Please clarify that keynote 32 is calling for a proposed fire hydrant. 15) Keynote 8 on sheet 3 should be called out if it is listed as part of the keynotes on this sheet. 16) Update keynote 13 on sheet 3 based on required waste stream calculations. 17) Update keynote 16 on sheet 3 to accommodate required curb returns. 18) Please show where detail 8 on sheet 4 is being used. There appears to be a conflict between the adjacent pavement section detail callout by keynote 1 (2" AC on 4" ABC) and the pavement section callout in this detail (3" AC on 4" ABC). Please update accordingly. 19) Per UDC 7.6.6C2 both vehicular use and roof areas are to be drained to depressed landscape areas. Please show the depressed landscape areas where roof drainage and vehicular use areas are draining to. The roof drainage appears to be routed toward a block wall on the south property line. Please call out the volume being provided based on updated drainage calculations in accordance with the requirements for a balanced basin designation. Swan Road Development Package (1st Review) DP16-0 TRANSMITTAL DATE: July 1, 2016 DUE DATE: July 1, 2016 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 12, 2017. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) CONTENT REQUIREMENTS 1. 2-06.4.3 - Provide the development package case number, DP16-0099, adjacent to the title block on each sheet. 2. 2-06.4.8.C - Provide the following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. 2-06.4.9.F - The zoning boundary shown for the R-2 & O-3 zoning shown along the north property line is not correct. 4. 2-06.4.9.H.5.a - Per 2012 IBC Section 1106.5 a van accessible parking space is required. This space must meet the requirements of ICC A117.1-2009 Section 502.2. 5. 2-06.4.9.H.5.d - The short and long term bicycle parking space calculation is not correct. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, COMMERCIAL USE GROUP, Medical Service: Outpatient, short term 1 space per 5,000 sq. ft. GFA. Minimum requirement is 2 spaces, long term 1 space per 12,000 sq. ft. GFA. Minimum requirement is 2 spaces. 6. 2-06.4.9.R - Provide width dimensions for all existing and proposed sidewalks shown on the plan.
