SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per AM 2-06.4.3 please add the case number (DP16-0090).
2) Per AM 2-06.4.9N2 please update keynote 6 on development package to reflect 6" depressed landscape area.
3) Keynotes 8 and 13 are calling out illuminated Dunkin donuts Signs - "Exit" and "Enter" in areas where keynote 18 is calling out sight visibility triangles. Please clarify how this is complying with TSM 10-01.5.1.
4) Keynote 20 is calling out a monument sign in an area where keynote 17 is calling out a sight visibility triangle. Please clarify how this is complying with TSM 10-01.5.1.
5) There is line work for curb shown along the west side of the plan should be called out by keynote per AM 2-06.4.9H1. Please also fix break in curb line work where existing contour line work crosses curb line work.
6) There are keynotes listed on sheet 4 that are not called out in the plan view. Please update as appropriate.
7) Per AM 2-06.4.9N4 please show the direction the parking lot drains to near the proposed dumpster enclosure. If the parking lot drains towards any of the proposed curb along the south side of the lot please provide curb openings per UDC 7.6.6C2.
8) Per AM 2-06.4.9N7 please show points where drainage from the property south of this site is entering the site. Show discharge from offsite watershed(s).
9) Per TSM Section 10-01.3.2C (Figure 6) please show minimum 25' radius curb returns at both entry/exit points. Google street view shows one of the entry/exit points has a curb cut instead of curb returns that needs to be replaced. Per TSM Section 10-01.3.2B2 please specify curb as vertical curb. Update keynote 6 accordingly.
10) Per TSM 8-01.8.0A please provide a waste stream calculation as part of the plans set.
11) Per AM 2-06.4.8C please provide dimensions for and between sidewalk, curbs, street and right-of-way limits.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 16, 2016.

1. 2-06.4.3 - Provide the street adjacent to the title block on each sheet.

2. 2-06.4.9.H.5.a - Detail 4 sheet 3 provide a sign mounting height dimension for the van accessible sign. This should be 7'-0".

3. 2-06.4.9.H.5.a -Demonstrate on the plan that there is an accessible route between accessible vehicle parking spaces to the accessible building entrance of that meets the requirements of 2012 IBC Chapter 11 and the ICC A117.1-2009. Show running and cross slopes and spot elevations.

Once the above comments are addressed Zoning will provide an over-the-counter review.
