1) Per previous comment and response show the floodplain limits from the Udall Wash.
2) Please provide a general note that reflects the requirement to have verifiable infiltration within 12 hours of stormwater flows to be confirmed by geotechnical tests with acceptable derating factors. This will require soil treatment and geotechnical testing during construction. Please email wording to be proposed prior to seeking approval of the plan.

1. Development Plan DP16-0055, Pepper Viner at Van Horne/FLD Tentative Plat (Elementary Place) is subject to Rezoning Case (C9-16-03 Pepper Viner - Pima Street, SR to R-1), pending approval by Mayor and Council, currently scheduled before Mayor and Council on June 7, 2016.

" Prior to approval of development package (DP16-0055) Pepper Viner at Van Horne/FLD Tentative Plat (Elementary Place), shall be in compliance with Rezoning Case C9-16-03. Rezoning Case C9-16-03 is scheduled before Mayor and Council on June 7, 2016, with nineteen (19) preliminary conditions of rezoning for consideration by Mayor and Council. As of May 12, 2016 development package is not in compliance with pending conditions of rezoning, which are the following
i. Pending rezoning condition # 7 requires a color palette to be submitted as part of the development package submittal. Color palette not part of submittal.
ii. Pending rezoning condition # 13 requires a blanket easement over the western common area ( as will be provided in the final plat). Please provide documentation to demonstrate final plat includes the requirement.
