The following items need to be addressed: 1) Per UDC 7.4.6F4b please call out the type of wheel barrier (ie 6" vertical curb) between the south edge of the backup spur and the 3' overhang at the south east corner of the parcel. 2) Per TSM 10-01.4.1A1a please update the 2nd asterisk under addition notes on sheet 2 to comply with the requirement that new sidewalks in the right of way be a minimum 5 feet wide. 3) Per TSM 4-01.2.1A6 please show how parking lot drainage is routed to the water harvesting area via a scupper in compliance with TSM 7-01.4.3E. A callout for a Type 1 of Type 2 Sidewalk Scupper per PC/COT Standard Details 204 or 205 respectively is a reasonable solution. 4) Per TSM 4-01.2.1A9 please call out a minimum 12- inch wide shoulder with a maximum 2% cross-slope away from a public sidewalk or pedestrian circulation path or add a general note to require such. The maximum reveal at the edge of the public sidewalks and pedestrian circulation paths should be 2" or less to minimize the risk of injury to pedestrians. Elm Street. Development Package (1st Review) DP16-0045 TRANSMITTAL DATE: April 7, 2016 DUE DATE: April 14, 2016 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 15, 2016. 1. 2-06.4.3 - Provide the development package case number, DP16-0045, adjacent to the title block on each sheet. 2. 2-06.4.7.A.4 - Sheet 2 "ZONING INFORMATION", "FAMILY DWELLING" remove the reference to "K & LUC 3.5.7.1.F,I,F&J" as the LUC is no longer applicable. Provide the applicable Use Specific Standards, 4.9.7.B.6, .9, & .10 in their place. 3. 2-06.4.9.H.5.a - Provide a typical width dimension for the provided vehicle parking spaces. 4. 2-06.4.9.H.5.a - Per UDC Section 7.4.6.D.2.bA motor vehicle off-street parking space must have a minimum width of ten feet when the side(s) of the parking space abuts a vertical barrier over six inches in height, other than a vertical support for a carport. Demonstrate that the northern most vehicle parking space meets this require to the wall shown to the north. 5. 2-06.4.9.H.5.d - Zoning was not able to find the short term bicycle parking in the plan. It appears that it is located near the southeast corner of the north building. 6. 2-06.4.9.H.5.d - Demonstrate on the short term bicycle detail how the requirements of UDC Article 7.4.9.B.1.e and 7.4.9.B.2.g are met. 7. 2-06.4.9.H.5.d - Detail 1 sheet 2 remove the reference to "CLASS-2" from the detail as it is not applicable. Once the above comments are addressed Zoning will provide and over-the-count review. Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. The landscape plan will contain the following identification: Any relevant case number for reviews or modifications that affect the site. UNIFIED DEVELOPMENT CODE ARTICLE 7: DEVELOPMENT STANDARDS LANDSCAPING AND SCREENING Within a vehicular use area, one canopy tree is required for each four motor vehicle parking spaces or fraction thereof. The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space must be located within 40 feet of the trunk of a canopy tree (as measured from the center of the tree trunk). Verify that tree requirement is met. Provide NPPO plan or acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants.
