The Development Package consisted of two plan sheets identified as SP1.0 and SP2.0. The Development Package should be revised to address the following: •As shown on the site plan on Sheet SP1.0, the existing building has 3,705 square feet of floor area and the proposed addition will have 5,453 square feet of floor area. The new building total will have 9,158 square feet of floor area. Under the Code Tabulations on Sheet SP1.0, the waste generation calculation uses 8,718 square feet of floor area. Why is this and revise this calculation, if necessary. •Section 8-01.4.0 requires that the Development Package include a note specifying the anticipated method of collection and the collection frequency. Please add these notes to the site figures. •Is it proposed that the refuse service vehicle access the waste enclosure? If so, Section 8-01.5.2 G requires that the concrete service apron slope a minimum of 2% away from the enclosure to prevent storm water from collecting in front of the enclosure. Section 8-01.5.3 B requires that a minimum safe access and operational area of 14 feet by 40 feet, with a minimum vertical clearance of 25 feet, shall be provided in front of each enclosure. Section 8-01.5.3 G discusses providing service access from an adjacent right=of-way. If the refuse service vehicle will access the waste enclosure, the applicant shall demonstrate that the proposed design complies with Section 8-01.5.2 G, Section 8-01.5.3 B and Section 8-01.5.3 G. •In the Dumpster Requirements on Sheet SP1.0, it is stated that one 4 cubic yard dumpster will be adequate. Based on the waste generation calculations, this is correct. However, is recycling proposed for this site? If so, will two metal containers be needed? This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 10, 2016. 1. 2-06.4.7.A.6.a - As changes to the site are proposed this revision will need to be reviewed by Historic and Main Gate prior to approval.
