This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 10, 2016. 1. This comment was not addressed. 2-06.4.3 - Provide all other applicable case numbers, Main Gate, Historic, etc., adjacent to the title block on each sheet. 2. This comment was not addressed. 2-06.4.7.A.6.a - Provide all other applicable case numbers, Main Gate, Historic, etc., adjacent to the title block on each sheet. As a general note provide the type of application processed or overlays applicable, a statement that the project meets the criteria/conditions of the additional application or overlay, the case number, date of approval, what was approved, and the conditions of approval, if any. 3. 2-06.4.9.R - Demonstrate on the plan how the requirements of ICC A117.1-2009 sections 304.3 and 405.7.4 are met for the change of direction at the south end of the proposed ramp. 4. The project is located in the HC-1 zone, and you have elected to use the Main Gate UDO, and the project is three stories or greater you need to contact Frank Dillon for historic, overlay and design review submittal requirements. All historic and overlay reviews must be completed prior to approval of the development package. Once all above comments have been addressed Zoning will provide and over-the-counter review. ARTICLE 5: OVERLAY ZONES This site is zoned HC-1 the following applies: 5.8. "H" HISTORIC PRESERVATION ZONE (HPZ) Landscaping Plantings and other ornamental features shall reflect the historic period of the subject structure. Landscaping may be reviewed in the context of a required HPZ review; landscaping alone shall not be considered through an HPZ review. PDSD Director Decision The PDSD Director reviews the application and decides whether to approve, approve with conditions, deny, or refer the application back for additional review/recommendation based on revisions to the original proposal. The PDSD Director shall consider the recommendations of the HPZ Advisory Board and the TPCHC Plans Review Subcommittee when considering a decision. Include with re-submittal historic review approval documentation. Indicate on the lower right hand corner of the site plan, the case number, date of approval, and include conditions imposed.
