SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per AM 2-06.4.3 please add the administrative address (321 W Limberlost Drive) and the relevant case numbers (DP16-040 and S16-018) adjacent to the title block on each sheet.
2) Per AM 2-06.4.7B1 please add the following Drainage note, "The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall."
3) Per AM 2-06.4.7B3 please add the following Drainage note, "Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this site plan."
4) Per AM 2-06.4.7C2 please add the following Streets and Roads note, "No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Section 10-01.5.0, Sight Visibility, of the Technical Standards Manual."
5) Per AM 2-06.4.7C3b please add the following Streets and Roads note, "Total miles of new private streets is _________."
6) Per AM 2-06.4.7D please add the following Utility Note, "Any relocation or modification of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public."
7) Per AM 2-06.4.7E2a please add the following Wastewater Management Note, "On-site sanitary sewers will be private and will be constructed, operated, and maintained on a private basis. The location and method of connection to an existing public sanitary sewer is subject to review and approval by the Pima County Wastewater Management Department at the time of submittal of plumbing and building plans."
8) Per AM 2-06.4.7E2b please add the following Wastewater Management Note, "A property owners' association will be formed to accept responsibility and liability for construction, maintenance, operation, and control of all private sewers."
9) The weir Capacity Computation Sheet in the drainage report assumes a length of opening of 11 feet. The related callout provided with detail E/2 shows a new 12' concrete sidewalk scupper. Detail E/2 refers to Detail G/2 which shows an effective 9.5 foot wide opening area. Per AM 2-06.4.9N please update details and calculations as appropriate.
10) Per TSM 10-01.2.4D local streets must be designed with parking on both sides of the street, unless parking is provided in common areas distributed throughout the subdivision, at a ratio of one parking space per dwelling within the subdivision. Per TSM 10-01.2.3A1 the minimum pavement width for 2 parking lanes is 32 feet wide.
11) There are a couple of low points where it is not evident how positive drainage is maintained. There is a spot grade of 20.09 in the driveway entryway that does not seem to have a positive outfall. There is also a spot grade of 19.08 at the northwest corner of the private drive adjacent to the water harvesting area that does not seem to have a positive outfall. The rim elevation (19.28) of private manhole number 1 seems to block conveyance to the 7 foot wide curb opening with an invert elevation of 19.08.
12) Per TSM 10-01.4.1D1a the Driveway apron will be constructed so that the sidewalk portion of the apron does not exceed 2% cross slope. Between the two spot grades called out in or near the sidewalk portion of the driveway apron there is an approximately 13' horizontal distance with a 9" vertical drop (ie. 20.84 to 20.09). This would create a more than 5% cross slope. Please adjust accordingly and notate plans to not exceed the 2% cross slope within the sidewalk portion of the driveway apron.
13) Per TSM 10.01.4.2A all ramps will have a minimum width of five feet, excluding edge protection or flared sides. Please update plans accordingly to show ramp is 5 feet wide.
14) Per TSM 10.01.4.5D(2 and 3) please show a 3% cross slope for roadway section D/2.
15) Per TSM 10.01.6.5D private streets must meet all of the requirements of public streets. Please update street cross section to reflect typical cross sections as found in TSM 10-01.9.0.
16) Per Section 25-43 of the Tucson Code please call out closure of the curb cut at the northwest corner of the development where the scupper is going.
17) Per AM 2-06.4.8B please show that the construction of the block wall along the entire eastern boundary as called out by keynote 5 is has the permission of the holder of the utility easement per DKT 501 PG 262.
