Tucson Electric Power Co., (TEP) has reviewed the Tentative Plat for 8640 E. Tanque Verde submitted on March 2, 2016. TEP is unable to approve the plat at this time. Please make the following easement revisions:

1. The overhead electric lines showing at the northwest and southwest portions of the property have been undergrounded. Please revise overhead to underground.

2. Please revise “EXISTING 20’ PUBLIC UTILITY EASEMENT PER DKT 11932, PG. 1398 TO “EXISTING 20’ ELECTRIC EASEMENT PER…..” (2 LOCATIONS)

3. Please review “EXISTING 20’ PUBLIC UTILITY EASEMENT PER DKT 1106, PG. 279 TO “EXSITING 100’ ELECTRIC EASEMENT PER…..” (1 LOCATION)

4. Add a 16 foot wide easement granted by the final plat for the overhead line located in the southern one-third of the western boundary of Lot 1 and the northern three-fourths of Lot 2. The easement should be offset from the pole line 5’ and 11’ to allow for vehicle access.

03/29/2016 AHINES2 COT NON-DSD ENVIRONMENTAL SERVICES Approved The City of Tucson - Environmental Services Department (ES) has completed our initial review of the tentative plat for the 8640 E. Tanque Verde Road parcel located in the City of Tucson. The proposed subdivision has two lots. Lot 1 is 3.44 acres in size and Lot 2 is 4.22 acres in size. Lot 1 contains a veterinary clinic building and several storage sheds. Lot 2 contains one single family residential structure, a horse corral and several accessory animal care structures.

Lots 1 and 2 located on the south side of E. Tanque Verde Road are within the service area of the City of Tucson ES for refuse and recycling material pick up. Private solid waste collection companies also provide waste collection services for this residential area.

Access to Lot 1 and Lot 2 is provided by an existing 20 foot wide public utility easement (public access roadway) extending south from Tanque Verde Road to the subject parcels. The easement for this roadway is perpetual as described in various warranty deeds prepared for the subject parcels. The 20 foot wide roadway shall provide adequate access to the subject parcels for solid waste collection services, as described in TSM 8-01.6.2.B.

Based on this review, ES approves the tentative plat for the one animal service parcel and the one residential parcel along E. Tanque Verde Road from a solid waste standpoint. Please let me know if there are any questions concerning this review.
