Tanque Verde Road parcel located in the City of Tucson. The proposed subdivision has two lots. Lot 1 is 3.44 acres in size and Lot 2 is 4.22 acres in size. Lot 1 contains a veterinary clinic building and several storage sheds. Lot 2 contains one single family residential structure, a horse corral and several accessory animal care structures. Lots 1 and 2 located on the south side of E. Tanque Verde Road are within the service area of the City of Tucson ES for refuse and recycling material pick up. Private solid waste collection companies also provide waste collection services for this residential area. Access to Lot 1 and Lot 2 is provided by an existing 20 foot wide public utility easement (public access roadway) extending south from Tanque Verde Road to the subject parcels. The easement for this roadway is perpetual as described in various warranty deeds prepared for the subject parcels. The 20 foot wide roadway shall provide adequate access to the subject parcels for solid waste collection services, as described in TSM 8-01.6.2.B. Based on this review, ES approves the tentative plat for the one animal service parcel and the one residential parcel along E. Tanque Verde Road from a solid waste standpoint.
