The landscape plan will contain the following identification in the lower right corner of each sheet: Any relevant case number for reviews or modifications that affect the site UNIFIED DEVELOPMENT CODE ARTICLE 7: DEVELOPMENT STANDARDS LANDSCAPING AND SCREENING Buildings 10,000 Square Feet or Less On sites where the gross floor area of the existing building(s) is 10,000 square feet or less, expansions in square footage of land area, floor area, lot coverage, or vehicular use area as follows. a. If the expansion is less than 50%, the standards of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning standards in effect at the time the existing development received zoning approval Interior landscape borders required as determined in Table 7.6.4-1, which ranks land uses and zones based upon their land use intensity and the impact a use will have on adjacent land uses. Interior landscape borders are required along site boundaries of commercial properties adjacent to residential zones. Grant Road Development Package (1st Review) DP16-0028 TRANSMITTAL DATE: March 14, 2016 DUE DATE: March 16, 2016 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 15, 2016. 1. 2-06.3.12 - The sheet index shows 3 sheets but the survey was not provided. 2. 2-06.4.2.D - If a survey is going to be provided the total number of pages will need to be changes. 3. 2-06.4.7.A.4 - Provide the use specific standards 4.9.9.G.1& .2 within general note 3. 4. 2-06.4.7.A.6.a - Provide a general note on the cover sheet stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)." 5. 2-06.4.9.H.5 Demonstrate on the plan how the requirement of UDC Article 7.4.6.H.1 are met. 6. 2-06.4.9.H.5 Provide a PAAL width dimension from the vehicle parking to the required sidewalk along the east side of the building. 7. 2-06.4.9.H.5 Provide an access lane width dimension at the gate shown along the west side of the building. 8. 2-06.4.9.H.5.a - The square footage under the vehicle parking space calculation does not appear to be correct. The existing building, 2,431 + detached storage, 901 + attached storage, 199 = 3,531 sq ft. 9. 2-06.4.9.H.5.a - Per ICC ICC A117.1-2009 Section 502.4.1 the access aisle for the accessible vehicle parking space is required to be on the passenger side. 10. 2-06.4.9.H.5.d - The ratio shown for the short term bicycle parking required calculation is not correct. Per UDC Table 7.4.8-1, RETAIL TRADE USE GROUP, Vehicle Rental and Sales, two (2) spaces are required. 11. 2-06.4.9.H.5.d - Provide the number require for both the short and long term bicycle parking calculations. 12. 2-06.4.9.Q - Provide the square footage and the height of each structure within the footprint of the building. This includes the storage container. 13. 2-06.4.9.R - Per TSM 7-01.3.3.B Within all development, a continuous pedestrian circulation path is required as follows: The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use area. That said show the require sidewalk to the dumpster and storage container. 14. 2-06.4.9.R - Per TSM 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. That said clearly show that a four (4) sidewalk, physically separated from the PAALs, provided along the buildings perimeter. Striped pavement or concrete is allowed at the roll up doors and where crossing a PAAL or access lane only. The striped area shown running from the main entrance to the street does not appear to cross a PAAL or access lane and is required to be a sidewalk. 15. 2-06.4.9.W - Provide a general note on the plan stating all signs require a separate permit.
