COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments are related to the proposed revisions and changes to the DP plan sheets.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)
Section

2-06.3.12 - An index of sheets in the development package shall be provided on the first sheet.

1. COMMENT: The sheet index on the cover sheet or the sheet names in the title block for sheets 4 and 5 must be revised. The sheet index lists sheet 4 as the "Utilities and Easement Plan" and sheet 5 as the "Grading and Hydrology Plan". Sheet 4 and sheet 5 are actually reversed in the plan set and the "Grading and Drainage plan should be renamed to match the index or visa versa. Revise as required.


2-06.4.7.A.8.a - Floor area for each building;

2. COMMENT: Clarify why there is such a difference in the building square footage? If the building is being expanded draw and label the building expansion and include the square footage and height of the new expansion.


2-06.4.9.L - All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The easements may have to be recorded and the recordation information added to the development package prior to approval.

3. COMMENT: On sheet 5 "Utilities and Easement Plan", two (2) new easements are proposed. One is a Pedestrian access easement and a new electric easement along the west boundary south of the driveway. Both easements must be recorded and the recordation information must be listed on the DP plan sheet prior to final approval of the DP.


4. COMMENT: This project was processed through an IID application review and approval. Contact Carolyn Laurie to verify if the revised DP must go back for an IID review and re-approval.
