Engineering Division does not recommend approval of the Grading Plan at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the links for further clarification: http://www.amlegal.com/nxt/gateway.dll/Arizona/tucson_az_udc/administrativemanual?f=templates$fn=default.htm$3.0$vid=amlegal:tucson_udc_az The following items need to be addressed: DEVELOPMENT PLAN PACKAGE: 1) AM Sec.2-06.4.3: The relevant Development Package case number (DP15-0140) may be added to the lower right hand corner of the plan on all sheets. 2) AM Sec.2-06.4.7.A.2: Revise the grading plan to provide a General Note that list the total square footage of the site and the total disturbed area. 3) AM Sec.2-06.4.9.I: Revise the grading plan to label and dimension the existing and/or future right-of-way, curb location, sidewalk width, etc. for Prudence and Escalante Road. 4) AM Sec.2-06.4.9.N.3: Revise the grading plan, General Storm Drain Notes, and Detail G/5 to label the 18-inch bleed pipe from the basin as a reinforced concrete pipe (RCP). Per TSM Sec.4-04.10.3.4 & 9 the minimum acceptable size and material for storm drains within a right-of-way is an 18-inch diameter RCP. 5) AM Sec.2-06.4.9.S: Revise the grading plan to provide a General Note (or other reference) for all proposed working within the Public right-of-way. The note should state that all new roadways and proposed work within existing right-of-way will be by separate permit through TDOT Permits and Codes. GENERAL COMMENTS: Provide a revised Development Package that addresses the comments provided above. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. CONTENT REQUIREMENTS 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. 1. COMMENT: Provide the development package case number, DP15-0140, adjacent to the title block on each sheet. Additional comments: COMMENT: Until the above comment is addressed and the grading plan is approved by Engineering and Landscape Zoning Review cannot approve the grading plan.
