This site is located in the O-3 zone (UDC 4.7.15). Medical Services is a permitted use in this zone (Table 4.8-3). The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a). The minimum setback to Wyatt Drive is twenty (20) feet to the east property line. The proposed setback for the new car carports, with the photo voltaic system on top, is four (4) feet, five (5) inches. The minimum setback is the greater of ten (10) feet, or three-fourths (3/4) the height of the structure's wall facing each interior property line (Table 6.3-3.A). The required setback for both the west and south property lines is ten (10) feet. The proposed setback for the carports to the west property line is one (1) foot, one (1) inch. The proposed setback for the carports to the south property line is four (4) feet, six (6) inches. |
