SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per TSM 2-01.4.1C3 and AM 2-06.4.9N4 please provide elevations or finished contours that tie into the existing contours and elevations.
2) Per TSM 2-01.4.1C6 please reconcile the difference between the finished floor elevations shown on the plans 2422.50 to 2223 and the finished floor elevations described in the geotechnical report of 2431.17 to 2432. There is also the difference between the site cut approximations of up to 12 feet described in the geotechnical report and the 24.5 foot cuts in the northwest corner of the site.
3) Termination of the test pits, due to encountering large boulders, does not provide the City Of Tucson sufficient information to allow for 2 ten foot vertical side slopes with a four foot horizontal bench in between (ie detail b on sheet S1.0b). Please provide a retaining wall design that will provide adequate protection under unstable rocky or soil conditions. If after excavation, a geotechnical engineer can certify the vertical side slopes are stable, then a revision may be approved by PDSD engineering to allow for the omission of retaining walls. Please note that test pit 1 near the area of deepest cut at the northwest corner of the site only extended 3 feet beneath the existing grade.
4) Per TSM 2-01.4.1C6 please update detail b on sheet S1.0b to reflect the recommendations contained in the geotechnical report section slope considerations.
5) Per the TSM 2-01.4.1C6 and the geotechnical report all structures should be setback from the edge of fill slopes a distance equal to one and one half of the slope height with a minimum setback of 5 feet. Since the slope height is 20 feet tall the setback from the tow of slope needs to be 30 feet from the structure.
6) Per April 22, 2016 telephone conversation please seal your drawings to show professional review of the engineering details and design. See also AM 2-06.4.1 for requirements.
7) Per AM 2-06.4.3 please provide the relevant case numbers (ie. DP15-0051) in the title block area.
8) Per TSM 2-01.4.1C6 and the geotechnical report the retaining wall recommendations contained in the geotechnical report limit the retaining wall height to 6 feet. Please update the geotechnical report or make appropriate modifications to Detail B on sheet S1.0b.
9) Per TSM 2-01.4.1C6 and the geotechnical report all retaining walls are to be designed by a professional structural engineer.
10) Per AM 2-06.3.10 please describe all symbols used on the drawing. The legend provided seems to be missing much of the line work such as the triple dot, dash and double dot dash and the flow arrows.
11) The geotechnical report should consider the existing structure to the west and any surcharge this will place on the proposed cuts and retaining wall requirements. Per AM 2-06.4.8G and AM 2-06.4.8H please show where this structure is located relative to the property line.
12) Per AM 2-06.4.4 the project location map should identify any regional watercourses within the square mile area. The Section, township, range, section corners and scale should all be labeled as part of the location map.
13) General note 13 refers to a Town Engineer. Please update to reflect the status of the City of Tucson.
14) Per AM 2-06.4.7B1 please list the following note on the plans. "The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall."
15) Per AM 2-06.4.7B3 please list the following note on the plans. "Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this site plan."
16) Per AM 2-06.4.7D please list the following note on the plans. "Any relocation or modification of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public."
17) Per AM 2-06.4.8C the following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.
18) Per AM 2-06.4.8D the following information regarding existing utilities shall be provided: the location and size of water lines, fire hydrants, sanitary and storm sewers, including the pipe diameter and the invert and rim elevations of all manholes and cleanouts; the Pima County Wastewater Management Department (PCWMD) reference number; locations of gas lines, electric and telephone lines, poles, and communications cables, on-ground junction boxes, and street lights. If water mains and sewers are not located on or adjacent to the tract, indicate the direction, distance to, and sizes of those nearest the property.
19) Per AM 2-06.4.9H1 please show any proposed improvements such as pavement, curbs, access points (driveways), accessible ramps and sidewalks.
