COMMENTS: Address the following zoning comments and provide a response letter explaining how the zoning comments have been addressed.

01. Zoning has reviewed the DP Grading Plan as it relates to the Zoning review purview.

02. The grading plan does not match the last revision of S11-044 specifically lot 2. The grading plan or the Tentative Plat / DP must be revised prior to zoning approval of the grading plan.

03. The short term Bicycle detail drawing on sheet 3 should be drawn based on the proposed location as shown on the sheet 2. The detail depicts the facility next to a building wall which is not the case. The long term bicycle facility has not be drawn or labeled on the plans. If the location of the long term facility is changing due to the revision to the site, ensure that the long term facility is drawn and labeled on sheet 2.

04. All sidewalks must be eight (8) feet wide. Ensure that the width of the sidewalk along the northwest corner of the building is drawn and dimensioned as eight (8) feet.

05. It is acknowledged that the site design has changed and probably due to the prototype building for this retail use. However, the grading plan does not match the TP/DP grading plan submitted for review. Contact Patricia Gehlen for specifics for revising the TP/DP.

06. Zoning will review the DP grading plan on the next submittal to ensure compliance with the current TP/DP or revised TP/DP.

All improvements and site information, such as adjacent rights-of-way and property lines, shown on the grading plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the grading plan which will then be resubmitted for review. Ensure that all changes to the (DP or tentative plat) are reflected on the grading plan.

Ensure that all Zoning and Engineering comments and concerns are addressed prior NPP / Landscape approval.
