As per the 2012 IBC, Chapter 11, Sections 3403 and 1107.6.2, all remodeled apartment units with additions are to meet the requirements of a type "B" accessible apartment units as per the 2009 ICC A117.1, Section 1004. Building design consideration for this requirement needs to be completed prior to a building permit submittal. Review comments 6/10/15 - This still has not been fully addressed to meet all of the requirements associated with IBC Sections 3411 and 1107, and ICC A117.1-2009 Section 1004 regarding the location and number of type "B" accessible apartment units and the associated accessible route. Additions to buildings containing four or more units will be required to comply with the requirements for a type "B" unit and be provided with an accessible route. Additional units may be required to be modified to become type "B" units based on the requirements of IBC Sections 3411.6 and 3411.8.9, and therefore be provided with an accessible route per IBC Section 3411.7. If the designer preparing the development plan is unfamiliar with the requirements of the IBC and ICC A117.1-2009, it is strongly suggested that the applicant and/or designer employ the services of an Arizona Registrant familiar with them to prepare the documents. 2. Previous comment - Provide a detail for the proposed van accessible space that demonstrates maximum grade slopes of 2% in all directions at the accessible parking and accessible aisle spaces Show the required accessible route to one of the Type "B" apartment units. As per the 2012 IBC, Table 1106.1, with 20 provided public parking spaces, 1 of those is required to be a van accessible parking space with an accessible aisle. Please provide 1 van accessible parking space with an accessible route to one of the Type "B" apartment units. Review comments 6/10/15 - The current submittal provides an accessible route to one of the units that will be required to become a type "B" unit, but not to a nearby unit that will also be required to become a type "B" unit. Please provide an accessible route to all of the type "B" units in accordance with IBC Sections 3411.5, 3411.6, 3411.7, 3411.8.9, and 1107 and ICC A117.1-2009 section 1004. If the designer preparing the development plan is unfamiliar with the requirements of the IBC and ICC A117.1-2009, it is strongly suggested that the applicant and/or designer employ the services of an Arizona Registrant familiar with them to prepare the documents. |
