SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan. Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the links for further clarification:

The following items need to be addressed:

SITE PLAN:

1) AM Sec.2-06.4.3: The relevant Development Plan Package case number (DP14-0241) may be added to the lower right hand corner of the plan on all sheets

2) AM Sec.2-06.4.7.B.1: Revise the development plan package to include a Drainage Note per the referenced section; "The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall."

3) AM Sec.2-06.4.8.B: Revise the development plan package to relocate all proposed structures outside of the existing easements onsite as shown on the site map or provide written permission from all parties that have a vested interest to allow the proposed improvements to be constructed over and across these easements.

4) AM Sec.2-06.4.9.T: Revise the development plan package to provide refuse truck maneuverability onsite. Per TSM Sec.8-01.5.3.D metal container locations shall be placed so that the collection vehicle does not have to back into the public right-of-way or into moving traffic. As proposed the refuse truck will back out into Herbert Ave (a named street) and could pose an unsafe point for the pedestrians and bike riders who use this public right-of-way for access. This type of collection requires prior approval from Environmental Services (ES) in writing and any deviation from the standard will require a Technical Standard Modification Request (TSMR).

5) AM Sec.2-06.4.9.T: Revise the development plan package to provide a General Note on the Development Plan Package (DP14-0241) referencing the TSMR Case #, date of approval and any conditions (if applicable).

GENERAL COMMENTS:

Please provide a revised Development Plan Package that addresses the comment provided above. For expedite purposes the development plan package can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once all items have been addressed. Please indicate the new exit path that will lead to the public way. In addition, a fence has installed at it obstructs access too
