COMMENTS:


01. Zoning has reviewed the grading plan for Phase A and finds that the plan is in
substantial compliance with the revised tentative plat as it pertains to the zoning
review purview. However zoning cannot approve the plan until the PDSD Engineering
section has reviewed and approved the plans.

02. Sheet four (4) of the grading plan for Phase A needs to be revised as follows.
The lot numbers along the Silverbell frontage on sheet four (4) have been numbered
as lot 51. Revise the lot numbers to match correct lot numbers as listed on the revised
tentative plat.

03. Zoning will review the grading plan on the next submittal and approve the plans
assuming all comments have been addressed and PDSD engineering comments are addressed
as well.

SUMMARY: Engineering Division of Planning & Development Services Department reviewed
the Grading Plan and permit application resubmittal package, and does not recommend
approval of the grading plan until the following comments are addressed:
GRADING COMMENTS:
1) UDC Sec.5.3: For compliance of SCZ Variance conditions, submit a final copy of the
drainage report with all addenda, that provides a statement (indicate page in response
letter) that the slope and channel improvements along the frontage of the project
provides conveyance of the flows along the Scenic Corridor and is the minimal amount
of disturbance for the 30-ft SCZ buffer.
2) Tech Man Sec.2-01: Provide copies of the following documents:
a) Copy of geotechnical reports and addenda;
b) Documentation from WAPA regarding acceptance of the proposed improvements within
the WAPA easement and any WAPA correspondence.
c) Copies of drainage reports and any addenda for the onsite and Silverbell Road drainage.
Onsite Drainage Report will need to include a maintenance list for all proposed drainage
improvements and common areas that will be maintained by the HOA.
d) The docket and page for both the south slope / access easement and the drainage
easement for the pipe from basin to Golf Course.
3) Tech Man Sec. 4-04.2.3: Update FIRM panel references on plans to reflect June 16,
2011 map updates.
4) Tech Man Sec.2-01.4: Address the following grading comments:
a) Clarify easement notations on planviews (whether these are docket/page nomenclature).
b) Provide local benchmark and show on a planview.
c) Show limits and label with sequence number any temporary construction easement necessary
along south boundary of project. Provide cross sections for area on south side of
project for sheet 5.
d) Label 3-ft SCZ Buffer on planviews.
e) Show basin setback per geotechnical report for lots 97-101.
f) Add note to planview sheet 3: There shall be no disturbance of the Camino De Oeste
Wash. Any disturbance to the wash may result in Stop Work Order, revision to the
drainage report and revised grading plan. Heavy duty construction fence is required
along north grading limit boundary of south portion to be graded.
g) Provide temporary cul-de-sac along south side of Dales Crossings Drive if not connecting
to existing street.
h) Show, dimension, and label type of all existing easements on planviews, including
any water easements at Southwest portion of project.
5) Tech Man. 2-01.8: Explain whether there was a request for differential grading.
6) Tucson Code Chap 26 Article 2: Provide Stormwater Pollution Prevention Plan.
7) Tech Man Sec. 4-04.2.3: Submit Floodplain Use Permit application.
