SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package. Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the following link for further clarification:

The following items need to be addressed:

SITE PLAN:

1) AM Sec.2-06.4.3: The relevant Development Plan Package case number (DP14-0226) may be added to the lower right hand corner of the plan on all sheets.

2) AM Sec.2-06.4.9.M: Verify that the private paving and public sewer plan matches the last approved development plan package (Tentative Plat) and under review Grading Plan Package in design, locations, dimensions and construction details for the project. All 3 plan sets should match for verification purposes. The private paving development plan package cannot be approved until approval of the grading development plan package.

GENERAL COMMENTS:

1. The paving plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Zoning is not sure why this plan has been submitted as all required info should be on grading plan DP14-0197.

3. Zoning cannot approve the paving plan until approved by the Engineering review section.

4. Zoning will re-review the paving plan on the next submittal to insure compliance with the approved tentative plat. Additional comments may be forthcoming.
