This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). CONTENT REQUIREMENTS 1. 2-06.4.4.A - As the scope of the project has changed the entire site should be shown on the location map. 2. 2-06.4.4.C - The section corners shown on the map are not correct, see redline. 3. 2-06.4.7.A.6.a - In your response letter you talk about an IIP. If an IIP is proposed/approved, provide the case number adjacent to the title block on all sheets. Also provide a general note stating the case number, date of approval, what was modified and if applicable any conditions of approval. 4. 2-06.4.8.A - As all parcels of this site have been combined remove all interior property lines from the plan. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 5. 2-06.4.9.H.5 - Provide an access lane width dimension for the access lane between the scale and existing building to the east. 6. 2-06.4.9.H.5 - Provide an access lane width dimension from the south east corner of the scale to what appears to be stairs. 7. 2-06.4.9.H.5 - As new vehicle parking is being provided to the south of the existing "Office/Sales" demonstrate on the plan that the access to these vehicle parking spaces meets UDC Article 7.4.6.I. 8. 2-06.4.9.H.5.a - Detail 2 sheet 4 demonstrate on the plan that the proposed accessible vehicle parking space signs do not encroach into the 2'-6" vehicle overhang shown, see UDC Article 7.4.6.H.3. 9. 2-06.4.9.H.5.a - Detail 2 sheet 4 provide spot grades demonstrating that the proposed accessible vehicle parking spaces meet the requirements of ICC A117.1-2009. 10. 2-06.4.9.H.5.a - Sheet 4 keynote 24 talks about install new slats in an existing fence and then states "New 4" thick painted white striping". Clarify what this means. 11. 2-06.4.9.H.5.a - The vehicle parking calculation should reference the IIP, see comment ##. 12. 2-06.4.9.H.5.a - Sheet 4 keynote 25 calls out "New 6-10" diameter decorative rock landscape island barrier as indicated". Keynote 25 appears to point to parking striping. If you are proposing some type of alternate material for a barrier to prevent vehicles from accessing landscape areas provide a detail for this barrier. 13. 2-06.4.9.H.5.a - Sheet 4 keynote 26 calls out "Painted accessible parking symbol, typical. Refer to detail 1/C1.0 for additional information. Detail 1/C1.0 does not exist and keynote 26 appears to point to some type of boarder material. 14. 2-06.4.9.M Sheet 8, Grading and Drainage Plan does not match what is shown on sheets 2 & 4. 15. 2-06.4.9.R - Clearly indication the accessible route from the proposed accessible vehicle parking spaces to the street and Office/Sales. Demonstrate that the route meets the requirements of ICC A117.1-2009. 16. 2-06.4.9.R - Per TSM 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. That said as new vehicle parking is proposed south of the existing "Office/Sales" provide a sidewalk along the west side of Metal Building 1. If this parking is strictly for employees, provide a 4'-0" wide pedestrian refuge, see TSM 4-01.3.3.B.2.
