SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Package. Engineering Division does not recommend approval of the Development Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the following link for further clarification:

The following items need to be addressed:

SITE PLAN:

1) Restated: AM Sec.2-06.4.9.H.2: Revise the development package to correctly label the SVT for the driveway and the MS&R Arterial Street on Sheet 2. It is acknowledged that the enlarged site plan sheet was revised to accurately reflect the SVTs and dimensions however the overall site plan sheet should match.

2) Restated: AM Sec.2-06.4.9.H.5.a: Revise the development package to label and dimension the required back up spurs at the end of the PAAL adjacent to the new parking spaces south of the existing building. The minimum dimensions for the spur must be a minimum of 3-feet in depth and have a three foot radii and a wheel barrier to prevent encroachment onto any unsurfaced areas and it must also have a minimum distance of three feet provided between the back of spur and the proposed 5-foot high wall (Keynote #25). The plan currently shows 4 feet 3 inches which does not meet the 6-foot depth requirement.

3) Restated: AM Sec.2-06.4.9.N.3: Revise the development package and Keynote #2 to either provide the location of the proposed curb cuts in plan view on Sheet 4 or change the Keynote to read that the locations and details will be provided on the required grading plan permit.

GENERAL COMMENTS:

Please provide a revised Development Package that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.
