Engineering Division does not recommend approval of the Development Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the following link for further clarification: http://www.amlegal.com/nxt/gateway.dll/Arizona/tucson_az_udc/administrativemanual?f=templates$fn=default.htm$3.0$vid=amlegal:tucson_udc_az The following items need to be addressed: SITE PLAN: 1) AM Sec.2-06.4.9.H.2: Revise the development package to correctly label the SVT dimensions for the driveway and the MS&R Arterial Street. The near side SVT dimension and Keynotes for existing and future must be revised to be on the side closest to the driver. The far side SVTs must be revised to be farthest from the driver. 2) AM Sec.2-06.4.9.H.5.a: Revise the development package to label and dimension the required back up spurs at the end of the PAAL adjacent to the new parking spaces south of the existing building. The minimum dimensions for the spur must be a minimum of 3-feet in depth and have a three foot radii and a wheel barrier to prevent encroachment onto any unsurfaced areas and it must also have a minimum distance of three feet provided between the back of spur and the proposed 5-foot high wall (Keynote #25). Revise the radii on the other side to correctly show 3-feet not 2.5. 3) AM Sec.2-06.4.9.N.3: Revise the development package and Keynote #2 to either provide the location of the proposed curb cuts in plan view on Sheet 4 or change the Keynote to read that the locations and details will be provided on the required grading plan permit. GENERAL COMMENTS: Please provide a revised Development Package that addresses the comments provided above.
