SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package, Drainage Report (Rick Engineering Co, 30MAY14 revised 25AUG14 and 15OCT14), Geotechnical Evaluation (Western Technologies Inc., 17NOV14) and Stormwater Pollution Prevention Plan (Rick Engineering Co, 17NOV14). Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the following link for further clarification:

The following items need to be addressed:

SITE PLAN:

1) Complied.

2) Complied. The Private Paving Plans will be re-reviewed for conformance with all details and cross section for the areas within the private right-of-way.

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. The grading plan does not match the tentative plat. See Engineering comments.

3. Zoning cannot approve the grading plan until Engineering and Landscape review sections have approved the plan.

4. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved tentative plat. Additional comments may be forthcoming.

01/30/2015 ANDREW CONNOR NPPO REVIEW Denied A separate grading plan must show identical site layout as the approved Development Plan to avoid conflict between the two plans. Ensure that all changes to the Grading Plan are reflected on the Development plan.

The approved Development Plan indicates a 3:1 slope for CA B-2 the grading plan indicates a 2:1 slope.
Revise as necessary to comply with DP or show how basin will facilitate required landscaping with slop revision.

Ensure that all Engineering comments and concerns are addressed
