Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the following link for further clarification: http://www.amlegal.com/nxt/gateway.dll/Arizona/tucson_az_udc/administrativemanual?f=templates$fn=default.htm$3.0$vid=amlegal:tucson_udc_az The following items need to be addressed: SITE PLAN: 1) AM Sec.2-06.4.3: The relevant Development Plan Package case number (DP14-0197) may be added to the lower right hand corner of the plan on all sheets. 2) AM Sec.2-06.4.9.M: Revise the grading plan to match the last approved development plan package (Tentative Plat) in design, locations, dimensions and construction details for the project. If the grading plan changes in details, locations, or construction methods then the tentative plat will need to be revised to reflect those changes. Each plan set should match and all details should be clearly shown on the grading plan which is to be used as the construction document. 3) AM Sec.2-06.4.9.N.1: Revise the grading plan to provide specific details for the proposed retention basins with dimensions and depths to ensure the volumes shown on the approved development plan package (Tentative Plat). The dimensions shown differ from the Tentative Plat. 4) AM Sec.2-06.4.9.N.2: Revise the grading plan to provide construction details for all outlets, inlets, curb opening, spillway details, etc. to match the approved development plan package (Tentative Plat). All construction details, keynotes, etc, shown on the Tentative Plat must also be shown on the grading plan which is to be used as the construction document. 5) AM Sec.2-06.4.9.N.2: Revise the grading plan to show rock rip rap in all location with method of placement as per the approved development plan package (Tentative Plat). If the method of placement has changed provided written verification from the engineer of Record. 6) AM Sec.2-06.4.9.R: Revise the grading plan and all applicable details and Keynotes to reflect the sidewalk construction within the private street as shown on the last approved development plan package (Tentative Plat). 7) AM Sec.2-06.4.9.S: Revise the grading plan and all applicable details and Keynotes to reflect the sidewalk construction within the right-of-way as shown on the last approved development plan package (Tentative Plat). SWPPP: 8) Per City of Tucson Code Ordinance 10209, Chapter 26 Section 26-42.2: "For land disturbing activities that fall under the jurisdiction of this Article, a Stormwater Pollution Prevention Plan must be prepared and certified by an engineer, or a landscape architect and submitted along with the application for a grading permit to the City of Tucson Development Services Department." The SWPPP report must be signed and sealed by the engineer of record or by a Registered Landscape Architect, revise. GENERAL COMMENTS: Please provide a revised grading plan package that addresses the comments provided above. Due to the changes on the grading plan compared to the last approved Tentative Plat and the missing construction details further comments maybe forth coming upon the second review. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. The grading plan does not match the tentative plat. See Engineering comments. 3. Zoning cannot approve the grading plan until Engineering and Landscape review sections have approved the plan. 4. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved tentative plat. Additional comments may be forthcoming.
