COMMENTS:

01. Submittal of a development package that complies with the requirements of the Administrative Manual Section 2-06 is required.

02. Provide a separate response memo that explains how all annexation conditions that apply to this site have or will be addressed.

03. One of the annexation conditions limits the height of all buildings in the I-1 (R) zone to 39 feet. The proposed building height is noted on the plans as 45 feet. A request to change the condition must be processed through the PDSD Rezoning Section.

04. The building is crossing existing property lines. A tax parcel combo of all tax parcels that comprise this development, re-plat (Block Plat) of the overall site, lot Re-configurations, or recorded lot combo covenant will be required.

05. There are two washes that cross the site. One wash is along the south portion of the site and the other crosses in a northwesterly direction and is under review as an ERZ wash. See the PDSD Engineering reviewer comments for additional information on the requirements related to Washes.

10/08/2014 PGEHLEN1 COT NON-DSD TRAFFIC Approv-Cond Based on the information provided, I have the following comments:

1. In accordance to the City of Tucson Access Management Guidelines, and Traffic Impact Study must be conducted.

2. In accordance to City of Tucson Development Standards, sidewalk must be provided along property frontages, this includes providing pedestrian access ramps.

3. In accordance to the City of Tucson City Code (Chapter 25), the maximum driveway opening is 35-feet.

4. It appears that Corona Rd and Alvernon Way is within County limits, please verify.
10/08/2014 KBROUIL1 COT NON-DSD FIRE Approv-Cond Conditional Approval with the following information needs to be corrected prior to building permit review.

1. Change the type of construction to the building because you cannot use 507.3 with Type V buildings.
2. All fire hydrants will need to be part of a public system per Tucson Water. No private hydrants are allowed. Submit water plans that indicate fire flow capable of 2,000 gal/min with a two hour duration. Fire hydrants shall be spaced a maximum of 450 feet apart. Please indicate the location of the proposed fire hydrants.
3. If the building is going to be used for high piled storage, then indicate the required fire department access doors per the 2012 IFC.
