This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 24, 2019. CONTENT REQUIREMENTS 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2-06.4.7.A.8 - For development package documents provide: 1. 2-06.4.7.A.8.a and b - On sheet C1, revise floor areas for buildings and totals provided. Errors are noted on total for lot 10A, the coverage for 10B, and the total and coverage for all combined lots. 2. 2-06.4.7.A.8.a - Provide updated information on floor area for building H on sheet C4. Update all information for building H on sheet C4. Sheets C3 and C4 do not match. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. 2-06.4.9.B - Provide square footage of each existing or proposed lot. 4. 2-06.4.9.H.5. - Per UDC Article 7.4.6.F.2.a, all access lanes and PAALs must be setback at least one foot from structure when the access lane or PAAL serves as a drive-through lane. Demonstrate compliance with this Article on buildings D, E and H. 5. 2-06.4.9.H.5.a - Parking calculations on sheet C1 appear to be incorrect. The total square feet for retail and restaurant uses do not total the square feet provided in general note 16. Update general note 17 as necessary. 6. 2-06.4.9.H.5.a - Correct parking calculations for spaces required for the physically disabled. Also clarify locations of these spaces on the drawing. Accessible spaces are noted as 9 required and 18 provided. Nine spaces are required, however 18 are not visible on the drawing. Van accessible spaces are noted as 2 required and 14 provided. Three spaces are required but only 1 is visible on the drawing. 7. 2-06.4.9.H.5.a - The reduced parking dimension of 15 ft. on the south side of building E is not permitted. A 15.5 ft. dimension is allowable only if the parking overhang into the pedestrian area (2.5 ft.) leaves sufficient area for pedestrians. All sidewalks must be a minimum of four feet wide. Provide dimensions for the pedestrian area on building E. 8. 2-06.4.9.H.5.d - Bicycle parking calculations on sheet C1 appear to be incorrect. Retail Trade Uses Less Than 50,000 sq. ft. GFA require a total of 1 long-term bike parking space per 12,000 square feet, with a minimum of 2 required (UDC Table 7.4.8-1). Only 1 long-term bike parking space has been noted. Update parking calculations and general note 17 as necessary. 9. 2-06.4.9.R - Provide pedestrian circulation path throughout the development, as outlined TSM Section 7-01.3.0. Pedestrian circulation is not provided between buildings F and E. 10. 2-06.4.9.T - Demonstrate how the provided refuse collection locations are accessible to pedestrians. A misplaced trash enclosure appears to be located in the access lane to the east of building F. 11. 2-06.4.9.T - Identify the proposed refuse collections locations for buildings H and G.
