COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)
Section

1. 2-06.4.9.H.5 Sheet C2 south end near the billboard there is a keynote 45 the calls out for "STABILIZED AGGREGATE BASE FOR LOADING ZONE ACCESS". This surfacing does not meet the requirements of UDC Article 7.4.6.I.

2. 2-06.4.9.X - The Design Development Option (DDO) will need to be approved prior to approval of the development package revision.

3. Sheet C2 there is a keynote 29 shown at the south end of the access to the billboard. Keynote 29 has been deleted from the keynotes.

4. Sheet C2 there is a keynote 46 shown just north of the billboard, see orange high light, that points to know where.

5. Sheet C2 there is a keynote 44 shown south of entrance off of Rita Road, see orange high light, that points to know where.

6. The last approved plan shows a revision 2. Clarify why revision 2 has been removed from this set of plans.

4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
7.6.4. LANDSCAPE STANDARDS:
Use of the Public Right-of-Way
Non-required landscaping may be placed in the public right-of-way, if the following standards are met:
1. The landscaping is approved by the City Engineer or designee and complies with the City Engineer's standards on construction, irrigation, location, and plant type;
2. All vegetation complies with the standards of Section 7.6.4, Landscaping Standards; and,
3. The landscaping does not interfere with the use of the sidewalk.
Obtain permission for the use of ROW and add the appropriate notes on landscape plans.
Ensure that all Zoning and Engineering comments and concerns are addressed prior to landscape approval.
