Once the additional section has been approved the document will need to be recorded, and the recordation information provide to Zoning staff prior to approval of the development package. COMMENT: It appears Buildings "F" & "H" are proposed to be built over property lines. A lot combination is required. Provide a copy of an approved Pima County Combo Request form with your next submittal. Additional Comments 2. COMMENT: Zoning has reviewed the Covenants and Restrictions. Article 2 section 2.1 (b) states "However, if the City expressly permits a reduced number of parking spaces on a Parcel due to the inclusion of the Parcel in the Project, the reduced number of parking spaces satisfies the foregoing minimum parking requirement. This statement needs to be removed from the Covenants and Restrictions as the COT is not going to approve a reduction in parking unless the appropriate process, i.e. variance, has been approved. As the submitted development package does not show that each individual parcel meets the minimum required number of vehicle parking spaces for the use(s) on that parcel cross parking is required. . The Covenants and Restrictions will need to be recorded prior to approval of the development package.
